When I saw this thread was resurrected, I read through it from the top, thinking someone just randomly brought it up. I think I just woke my office up with a guffaw when I got to to the reason you resurrected it!

So, not to be obvious, but was there nothing you guys could do to board up that pooch's access panel after last time?

Speaking of insurance, I wonder if they know about all the dogs in that place considering the liability the company could incur if a visitor was injured by one of them...

First off that hilarious.

Second, I write commercial insurance but most commercial policies are all-risk, excluding flood and quake. You will have to check with the dec page of the policies for exclusions and mandatory endorsements, but most likely it's covered. Commercial property policies don't have pest and related animal damage to buildings since they are commercial risks and wrote on different manuscripts than personal lines.

However, the deductible is going to be at least $1,000. And as others said that shouldn't be a hard or expensive fix. Document everything if you are leading the office so you don't get screwed

We already got new ceiling tiles up and replaced the worst of the broken supports and cleaned up the large pieces of debris from the ceiling tiles.

I'm tempted to set up a camera in case the dog does it again. I suspect that it won't do it again because my brother will surely put up a barrier to keep his dog from going up the steps in the back of the office and getting on the tiles.

If not, I'm tempted to put up a fence along the wall by my office and channel the dog up to the front so he can go through someone else's ceiling.

had me guffawing, then the picture of the cat falling through the ceiling, then the realization that the dog did it TWICE. And then the realization that the same dog did it the second time almost exactly a year later just sent me over the edge. cannot. stop. laughing.
