Trump is absolutely doing the right things from a macro economics perspective. It would be great if the fedgov would cut spending and clean up the graft but that is a slow process and does not have wide appeal in DC where everyone has their nose in the trough. Trump knows this and he's not a fiscal conservative anyway.

The solution is to grow GDP and reduce inflation. To do that we need to expand our manufacturing base, open markets, get access to rare earths and petroleum. That means eliminating Iran and containing China. The modern Monroe Doctrine is the US sweeping China out of our hemisphere. It's happening. Unfortunately, it takes time and money to achieve, and the average American can't see past the end of their nose.

They are getting down to saying Bessent is a moron and cannot find his way out of a sack.

that's not an affordability issue, that's just a lack of buyer issue. Too many people have soured on homeownership in recent years which is limiting the pool of buyers.

I think you probably understand that this is largely due to "micro" forces rather than macro. Builders went all in on the growth of Texas; built way too many houses in "far out suburbs". Many have MUD problems. Others have neighborhoods with many partially built houses and unfinished amenities. And the houses tend to be visually unappealing - 2 story on postage-stamp lots that all look the same. Your friend's house may be in this group or not, either way that is the economy he is competing in. It is tough, but I think his example has little to do with K shaped economy.

Parts of Fort Bend county got way overbuilt, very quickly.

It's not an affordability issue there. It's an oversupply of homes.
