With in 20 years, and maybe 10 to 15 years, Dallas area will be the financial center of America.

Right.
A lot of "conservatives" here are programmed to think like CEOs. All that a CEO cares about is "growth" as their bonus depends on it, they don't care about long term health. They just want "growth" without looking at side-effects. To give a human analogy, it is a person who takes steroids and other drugs to look muscular outwardly but is inviting long term health problems.

In the same way, these "conservatives" think that "growth" is a always a good thing without thinking what is contributing to that growth. It is usually liberals from CA and NYC, and H1B Indians who are streaming in. They will cause long term demographic changes by infecting elections and changing the system from within to turn it into another California, New York or Hyderabad.

Enjoy the "growth".

Dallas is already the #2 financial hub in the US and could easily take it over for the obvious reasons of it being more business friendly, pro-energy, and the fact that it is smack dab in the center of the USA with two major airlines and airports nearby. It's geographically superior to NY in every way. Almost laughably so.

And don't forget that the Chicago branch of the NYSE moved to Dallas this year as well in addition to the Texas Stock Exchange opening.

All that to say, I'm glad I don't live there anymore. I was up there for 5 days last week and traffic has become ubiquitous. There are no longer traffic lulls during certain times of the day. I was out and about all day driving around because I was staying at multiple places while up there from urban Dallas out to the mid-cities and traffic was non-stop all day regardless of time of day or day of week.

The NYSE on Wall Street has been show and tell for a long time. Got to go with my former firm and ring the opening bell. Handful of computers. Lots of TV screens. Lots of firms had a single desk with 2-3 login stations. Half the floor was completely empty.

So banking and finance can be anywhere. NY and CA have seen a mass relocation of staff to DFW, FL and NC. I do not think we will ever see a centralized location again. And with a commie mayor of NYC, the exodus will continue.

Frankly doesn't make sense to even think of Dallas as just Dallas anymore. It's a conurbation with multiple city centers that are all contiguous. DFW by itself would be somewhere around the 20th largest economy in the world if it was its own state. Many people just use Dallas interchangeably as DFW which is wrong, but it's pretty common.

Most people I know that say they live in Dallas actually live in a suburb simply because it's just easier to say Dallas because people know it.

How much of this finance stuff moving to Dallas is just operations as opposed to actual decision makers?

I'll be much more impressed when Jamie Dimon packs up and moves to Dallas. Until then, I wonder if it's just chasing lower regulations and cheaper labor…and that's not something to get super excited about.

I sure hope so. Business is booming in Texas and the future is bright.

It depends on a number of factors. Waze + car play helps immensely. The good thing is that each suburb typically has multiple options for grocery stores, sporting goods stores/retail, activities, and tons of restaurants.

I'm 95% city roads because of the above and don't have to mess with highways unless I'm going to the airport or office.
