We are unable to get flood insurance for our house on the Texas coast unless we get it through the government. No agency will provide it. Many down there just don't carry any.

Only the federal government offers flood insurance. Private carriers service the flood insurance as part of your homeowners, but they are not providing it.

Fun fact, FEMA is redrawing the flood zones. They've been dragging their ass on releasing them as most of thr Harris County 500yr is expected to become the 100yr.

Fun fact. They're raising rates in the 100yr to help cover national losses.

Extra fun fact, if you have a mortgage and are in the 100yr, your lender will require you to carry flood insurance. A whole lot of people are going to get a surprise extra bill when these plans are approved.
I assume this just isn't Harris County? What is the scope of the redraw, geographically?

Our house on the coast is paid for so I assume this won't apply to me....

Already being spun as a climate change story and not a cultural rot story.
They can see that CA is about to slide off into the Pacific, so they're bailing ahead of that.

No mortgage. No required flood insurance.

Not sure on map redrawn, but I wouldn't be surprised.

And Flood only goes to $250k. If you have a house worth more than that you need to buy excess flood from a private insurer
