After 12 years living in Australia and renting my home out, I moved back into my house in Los Angeles County on Feb. 29, 2020, right before the war started.

As of today, I have completed my sentence by meeting the 2 year requirement for the Capital Gain Tax exclusion when I sell my primary residence.

I am now free to sell out and move to someplace like ... Texas

I don't know how long it's going to take to make that happen but at least I am no longer required to live in California and I'm pretty happy about that.

As awful as Los Angeles has been through this debacle (I live here, too), thank goodness you got out of Australia which has been magnitudes worse. Congratulations on being able to move back to God's country!

Not to throw damper on your exuberance, but t don't forget you have to recapture your depreciation "allowed or allowable" on that property when it was a rental.

Get out while you still can. There are plenty of back door proposals circulating about hitting people who leave with a massive tax or fine of some sort.

I've been wondering... who's buying these million-dollar 1000 square foot lofts that let the Cali and New York rats flee their sinking ships?

Sure the market price is high but... there's a buyer for every seller who shows up in Texas, at least theoretically? How is there any demand to get into CA or NY?

Given the urban surge from the I35 corridor, look around Eastland/Comanche/Dublin to Lampasas.

I left Kalifornia some years ago during March. They set the state marginal income tax rate based on total annual income, even though most of it wasn't earned in Kalifornia. I had to pay over 13% on the three months of Kalifornia income, even though 80% of my annual income that year was earned in Texas. I loved the natural beauty of the state, but hated the government.

I'm sure many of the buyers are foreign investors and private equity firms.
The number of unsolicited - we will pay cash for your home - offers that I get is shocking.

California has a permanent renter class. A modest house like mine probably rents for $3500 - $4000 a month right now. I'm sure if I come back in 10-15 years, it'll probably be well over $5000 a month. Today, a 1 bdr apartment is close to $2000 a month in my neighborhood.

One of the biggest victories in my move back into my house was getting the previous tenants out cleanly. Especially considering once the virus hit, they were letting people not pay rent for over a year.

Sounds good. I've done a number of canoe trips down there when I was in the Aggie Band.
Family is in Galveston and Waco so I'll primarily be looking in those areas.

Appreciate the thought. It's going to be a few months before I'm ready to sell here and buy in Texas.

Funny story, a bartender I befriended when I "first moved out here" is now a very successful realtor. He never made it as an actor but the realty thing is working well for him. He's probably who I'll use to sell my house.

Ideal scenario, I'd like to pay cash with the proceeds from the sale of my massive 1,250 sq. ft. house.
But... for the right property, I'm open to financing.
I do intend to work for another 20 years or so, so income is not an issue.
