The water source is probably a big part, as is the existing high capacity grid connection. But don't discount being close to the Semiconductor Institute at A&M Rellis that will be turning out the trained personnel they will need.

there was a DC proposal 1-2 years ago if I remember correctly.

They've got an entire data center laying around they aren't using?! Or maybe there is a Colossus 2 or 3 that deprecates Colossus 1.

To be fair, there has been a data center planned at the gibbons creek site for awhile now, that's why they are making those comments.

The value to a datacenter or a chip fab there is the transmission access that can be provided through the switching station that is located on the property. The confluence of 138KV/345KV at the site solves for the transmission issue. The capacity required to run it is a different story.
