Thoughts on fence replacement

How long do you want to ignore this user?
I have about 200 linear feet of builder grade 6' pine fence that's about 12 years old and looks like crap. This is in D/FW area.

Thankfully, I have metal posts so all i need is the fence replaced. And two standard gates.

Thoughts on a good estimate per linear foot for a 6' cedar fence? I have a couple of guys who were recommended coming out but wanted y'alls thoughts.

If the posts are good can't you just buy the panels yourself at Home Depot or Lowe's?

Yes. Panels, hardware and gates would run about $2000. And since replacing entire fence, a building permit is required. I don't wanna get into an inspection battle with the city, so I'd rather a contractor do that.

I'm assuming the fence was not stained/sealed? I would expect even a pine fence to last longer than that. My house has a stained/sealed cedar fence that was 10 years old when I bought the house 5 years ago. I had a re-stained/sealed about 3 years ago just because it was part of a hail damage claim. The fence is still very solid and I'd expect another 20 years out of it assuming I re-stain/seal at least every 5 years.

It's not in terrible shape except a lot of boards have rotted pieces out at the bottom. Frankly, we just want a nicer fence too.

If the posts are still good, then just pick up the material or have it dropped off and do it yourself. That's a piece of cake. Removing old posts and / or digging and installing new posts is the hardest part.

Just paid $20/ft for 6' cedar with 3 rails, and 6" rot board with new wood posts. Crew also dug out post concrete from the the previous 2 fences. No permits were required for my fence. With metal posts already in place, I'd guess you'd be looking at $15/ft.

Also might be worth asking the city if you leave the posts and rails up and just replace the pickets if you have to get approval. Some places would just consider that "maintenance," and then replacing the rotten rails (oh look, they happen to all be rotten) would still be maintenance and not "construction." If you don't need the permit, a handyman with a nail gun and a level will probably give you a better price.

That's what I'm doing. I'm taking my time...2-3 sections a day on the weekend. Now I need to find someone to hall off the old fence.

Had the same thing done at my house. Single guy came and did about 65'. 6' board on board western red cedar and stained with ready seal. $35ish a linear foot

Stained? My materials alone (paid the supplier directly) was 12-13$ linear foot (no stain included in that)

About to pay $20.23 per Foot including the galvanized steel posts in Concrete. With wood posts it was quoted at $18.34.

Along the same lines here, since I've had spare time I've just pressure washed our whole fence. Looks like new but what should I do as far as sealing? Will sealing it keep it from going gray again? Sample before and after pic.

I'd recommend whitewashing it. The key to whitewashing a fence is to pretend like you're having a really swell time doing so, so that way when your neighbors see what a grand time you are having they will become jealous and offer you various trinkets and favors in exchange for the opportunity to whitewash your fence for you.

In LA, we see remodels just under the permit threshold all the time. Then they come back later and finish off the remaining %.

Total price per foot. Neighbor actually hired him, and I expanded it to my back fence, and then my other neighbor joined in and we are doing the other side.

Not really sure how to handle neighbors. It's me who wants the fence more than them (I think). I am friendly with both, so I'll discuss it.

In 1989 it cost my Dad the materials we bought from Home Depot plus $300, sandwiches and a case of Tecate for the 3 guys he picked up at the Circle K on Saturday morning. They did it in a day. I'm guessing their rates are about the same now. That's when I learned what Project Management was....

My neighbor was first in, and got one, since I'm only adding two sides, i was quoted $85 for one(in the back as my front gate is pretty new).

Does this fence have a rot board at the bottom? If so, is that what has rot? If there is no rot board, you can save a lot of money by adding one and pressure washing then staining.

But if you want a new fence, by all means, get one.

No rot board. Looked around and no one has rot boards. Is there a reason to NOT have rot boards?
