Hired a bathroom remodel company to replace two showers upstairs. I paid extra for them to hire a plumber to do some basic prep work, etc. The plumber missed a connection and there was a leak that damaged a small section of my kitchen ceiling. The remodel company paid for a guy to come replace the section and paint. After two visits, the repaint looks terrible and doesn't match.

The remodel company is now wanting to settle up. We both agree just getting a discount is the best route. Total cost was $13k and I still owe half. Help me, texags, with what is a fair settlement.

The paint doesn't match. Texture is decent.

A good contractor (or their sub) that causes damage should go out of their way to put you back in the position you were in before they caused the damage. They are getting off cheap from an upstairs water leak if all they are having to do is patch/match texture and paint the adjacent ceiling. If your kitchen ceiling opens to other adjacent rooms, they should paint the entire contiguous area to match. Depending on area, that could be a couple hundred bucks to a couple thousand at most.

One thing to think about, I repainted the ceiling in one room of my house. Looked great, then when you walk into another room, the ceiling was very noticeable. The old ceilings that looked fine before repainting the ceiling in a different room suddenly looked dingy. Don't be surprised if you see the same. I wouldn't expect the cost for all ceilings to be repainted, but I'd want more than the cost of repainting the ceiling on one room.

Agree with the costs to paint the whole ceiling but add on some of your own time to have to do that. Few hundred dollars maybe. If the original contractor is offloading the cost of the work and the scheduling/management of the work, don't do the management part for free.

This is what is reasonable and nothing more.

You hire someone else to match the ceiling as best as can, then approve it.
Present that bill as part of the final payment to begin negotiations.
Prepare to settle for 1/2 credit on that bill after some discussion.

If you want it more complicated and precisely just, then a lawyer would deal with that and guess where the bottom line would wind up.

Google needs to know your plumber's rating & why = the root of all this problem.
He needs to have a painter in his family ASAP.

Matching existing paint is a tough business. Especially if your contractor uses a box store.

Maybe the sample they provided had a smudge of dirt on it. Inside the hardware store, looks like a perfect match.

But we're talking about 1 square inch versus potentially a few hundred square feet to match.

Best bet is to just repaint the entire ceiling.

Had an ugly phone call with the owner when I asked for a 20% discount. He went off on me. I told him we would talk a few days later and come to an agreement.

I was going to lower my request to 10%. He called me an hour later. We both apologized and he offered $1,150 - or $50 away from what I was going to ask for.

It all worked out. I'll be getting my whole house painted later this year so will deal with it then.
