How long is too long for sheathing and Tivek to be exposed? Roof, also.

We're building a new home in Colorado - where the conditions can be harsh in the winter (lots of cold, wind and snow). House was framed, sheathed and wrapped with Tivek by the beginning of December. Some of the siding was installed about a month later - but the majority of it has not been installed due to a delay in ordering the siding materials.

I see that Tivek's warranty requires the siding to be on by 4 months after wrap. It sounds like we may not have the additional siding on within this time period. I'm going to talk to your contractor about this - but think I obviously need to make sure we're in compliance with this warranty, right? So make sure that he re-installs the Tivek? Probably a dumb question - but how big of a deal is this? Should I worry about the OSB sheathing as well? Are there any additional inspections I should get to make sure the sheathing and other wood components are in good shape?

Same questions for the roof. It has been framed and sheathed - but no roof yet (and there's been quite a bit of snow during this time). Doing standing seam metal roof it it matters.

Talking to our contractor this afternoon and trying to get some unbiased opinions...

A metal panel siding and Delta Mill (out of Austin) prefinished wood siding. He was just delayed in ordering for several reasons.

Can you tell if it is Exterior OSB or Exposure 1 OSB? Should be stamped. Standard OSB isn't going to last long.

Noone has an answer for how long is too long, because it depends on how much moisture gets into the board. Need to look and see if it is starting to swell on the edges or if the wood is getting crumbly. A structural engineer can assist with this, or perhaps a manufacturers rep.

Going to depend on how well the Tyvek was installed/maintained and how much bad weather you had.

Is the roof protected with felt? Same issues.

Tyvek is your moisture barrier and it will break down in the UV/sun. It is important that it be covered up per the warranty or it may not prevent the moisture entering the wall as intended.

I appreciate the response! And I'll check on all of those things. I talked to a couple of other builders I know who build in similar climates and showed them photos - and they said we should be fine. Although we've had a lot of snow, it's still a relatively dry climate overall.

Mind if I ask where you're building and your cost per sf? Been trying with the idea of potentially getting property up there with a small vacation place that doubles as an airbnb to help with costs.

Ridgway, Co. $500/ft where we are - could be a little cheaper with different finishes/options (or quite a bit more). It's $1200/ft+ in nearby Telluride...

Tyvek is cheap, assuming this is your builders error he should be willing to reinstall without much push back.

Surprised that at $500/sqft they aren't doing something more substantial than tyvek.

Curious to what you learn. House behind me is slow. Had exposed OSB for a year+ and has now had tyvek up for a year+. Taking forever to finish and endured 2 Utah winters so far.

The roof is dried in with HT synthetic, yes? If it is, then it will be OK. If it's exposed, I'd rather it not be that way for long.

Living in Canada for awhile and houses would be in this state for awhile. Not sure if it was due to the weather of lead times.
