Beryl claimed our detached garage so we are rebuilding on the same foot print/pad but a little more updated.

We are about to start rough-in next week so I would be interested in any tips for the rebuild that I may not be thinking about.

Electrical was in the garage so there will be a new panel and I can do as much or as little as I want.

Any tips/thoughts/advice is appreciated!

Run Ethernet out there so you can put a wifi drop.

Yes, I started a post on the NERDERY about that because my head is spinning trying to figure out the audio part but I do plan to run cat 6a out there to a switch and distribute it from there to POE speakers or cameras or TVs

If anyone has advice on that thread it is appreciated as well.

I don't think we're doing radiant barrier but this old one was an unfinished garage. We are finishing it out and adding insulation and a mini split so it is gonna be a huge upgrade. Leaning towards Daikin mini-split 12000 or 18000.

We are doing the Jackshaft opener with high rise garage door. Excited about that. I had never heard of them until this happened. Will either go with Liftmaster or Chamberlain I think.

Many electric outlets. That is the plan

No plan for windows but I do plan on a big ceiling fan. We get no breeze back there.

Joists sized for attic storage. It looks like they are. I'll post some pictures soon.

Again...I will post a picture and you can tell me if they look upsize.

I would love to do apoxy but we are gonna go ahead and do horse stall mats on the whole floor. Somewhat to turn it into a workout area but also because our floor sweats with weather changes badly. I was kinda hoping we would get a new slab but no such luck.

I love the idea of soffit plugs. I am contemplating putting some out for security cameras so that will be an extra perk.

We also talked about some soffit downlighting so that would be cool. There's so much to consider. And thats just a garage. I dont think I could do a custom home. haha

1) 220 V outlets, one on each side of garage
2) A/C option
3) Plan out storage scheme first, might be able to install easy structural improvements for it.
4) Ethernet and drops for any cameras you want to install (inside AND outside?)
5) If car guy, plan for two post lift
6) Air lines around the garage for easy compressed air everywhere. Vacuum line or whatever they call it for cleanup.
7) Lighting. Go LED and put plenty in. #1 factor in making a garage more enjoyable IMO. Don't forget good lighting in attic.
8) Window? I like windows but they take up valuable real estate on the wall
9) Epoxy floors if able
10) Plan locations for air compressor, work bench, tool boxes, cars, outlets, lights, deep freezer, and most importantly beer fridge

Attic Lift for storage. We have the below and it is a game changer.

#1 is a good one. If things keep going the way they are your family will own an electric car and you will need to charge it. Better to run the cable now and be ready.
And a window would be a great idea. Cross ventilation is important. Doesn't even have to be a big window, just something to equalize the pressure and let the air move.

Good tips! I wish I could do that lift but for now it'll have to be heavy duty ladder.

Dedicated circuit for fridge or freezer (swap out for standard non GFCI breaker after inspection)

Ask electrician to label each outlet with breaker # (can even handwrite it on the back side of the cover plate)

Additional cross blocking in walls where you know you'll be hanging heavy stuff... 5 foot high usually works out

11. Twice as many 110 outlets as you think you need ....and make them 20 amp.

If you are not foaming the rafters then spend the little bit extra for tech shield decking

https://www.lowes.com/pd/Thermostat-Thermostat-15-32-CAT-OSB-RTD-SHTG/5013113807

Probably less than $200 for that on a garage

Consider adding a window for natural light
I would not put it on the west side

If decking the tops of the joist for storage, get the osb up there before the sheetrock goes up as 4x8 will not fit through a attic stair pull down

If you are going to heat/cool it, spend the money to upgrade to an insulated garage door

If not foaming the rafters then i would make the entire ridge, ridge vent and have soffit vents in the eaves a minimum of every 8 ft

Some good tips in here. Many outlets. I am looking into insulating the garage door but I haven't got pricing yet. Door doesn't get much sun on it so if it adds too much I may just insulate it myself with a cheap kit.

Will talk to the contractor about the tech shield. I don't think he plans to use something up there but he did mention he likes to put in solar fans so I know he's doing that. whole garage will be insulated but not sure his plan up top.

Any recommendations on these things would be appreciated as well.

Mini Split looking at going with the 12000 BTU Daikin model. My budget is about $1500 on that one. Have heard good things about Daikin but I may do a deeper dive on these soon.

Jackshaft looking at either the Chamberlain or Liftmaster though leaning toward Chamberlain for some savings. Things are pricey!

Looking at some New Age and Husky cabinets. Anyone have any others to consider? I like the Gladiator build quality but not the diamond plating.

Too late for this, but one thing I thought of months after building a garage was an in-ground storm shelter. Obviously would have been very costly but the peace of mind would be nice

Farmers Branch. DFW not the highest risk area but hard to put a price on the lives of your wife and children

Lots of electrical plugs. I also placed some in ceiling and in the middle of the wall versus low to the ground.
