For planning purposes....... help me figure out a good budget for a house build.

House is:
1707 SF Living Space (3 BR, 2 Bath)
531 SF attached 2 Car Garage
259 SF exterior covered porches

Total Area is 2497

Build will be wood frame on concrete slab with exterior composite siding and shingle roof. Nothing fancy, just a decent little house with nice finishes but nothing extravagant.. Living, kitchen & dining is open concept. Area is southeast TX on a small lot in town and will need to connect to city services.

What should I plan for a budget on this scenario for the house?

Of course there are prefabs they truck to your site as a poor option but prices are on the table.
