I own a pier & beam home and I'm dealing with moisture damage to my subfloors. I'm having to replace all the floors in the whole house and want to make sure the new floors last. What are the most effective methods for preventing moisture buildup and protecting my subfloors? I'm looking for advice on everything from ventilation and drainage to moisture barriers and spray foam.

Gutters if you don't have them.

A lot of variables to factor in. Generally gutters if you don't have them and quality gutter downspout extensions to move water away from the perimeter of home and as far as you can in the yard will have the biggest bang for the buck.

We've gotten a lot of calls about these issues this year with the late season / summer rains.

This article will help you focus efforts on Airflow vs. Humidity vs. Water management what makes most sense for you and your home and explain things to consider to keep your crawl space dry.

Thanks for this information! I don't have gutters, so I will be looking into some after reading your article. What are your thoughts on using spray foam to create a moisture barrier? The couple of companies I have talked to have suggested spray foam.

Once you install gutters or remove the source of water under the home, closed cell spray foam will help with insulation and moisture. I've had it under my old bungalow for years with no buckling / expansion issues. You do have to be careful with interior leaks as it will prevent moisture from escaping as well.
