leaking upstairs tiled balcony / roof , needing sealant.

I have an upstairs balcony/deck that is the immediate roof to the room directly below it. It's developed some cracks in the grouting, leading to leaking in the room below. Best way to repair/seal? Silicone grout or something else?

hate to tell you, but grout and some caulking is not what you rely on as waterproofing. i'd be willing to bet your problem will not be solved by adding sealant.

I had considered that but was hoping I wouldn't have to rip stuff up.

You will call a tile man out to dignose and give cost range projecitons.
Be sure to rub his nose in the wall flashing L as well
then see what the underlayment is.

This.

Is should have been waterproof before the tile ever went down. Think of the tile is just a wear layer for foot traffic.

Freeze thaw cycles and the weight of foot traffic will always cause cracks in the tile.

Honestly, we need a lot more detail on the underlay and waterproofing. There should be a membrane under the tile that goes several inches up the wall behind the water/vapor barrier so that water can't do exactly what it's doing now.

My first thought is to run a good bead of silicone at the corner between the exterior wall and the stone. If that doesn't solve the problem, you're only out $8. And the fix will be big money.
