We are in a new house and trying to figure out if the attic temp is "too cool". Outside temp is about 90 degrees, and inside the attic is 81 degrees. I have never seen an attic this cool but also never been in one this insulated. Is there there is a leak in the somewhere in the attic or has insulation improved this much?

House is a few years old and spray foamed in the attic.

spray foam is voodoo magic. Your temp doesn't surprise me.

Based on the insulation it looks like your attic is inside the building envelope and sealed. It's basically a conditioned space.

You don't have anything to worry about.

I'd be putting a hygrometer up there before I put a thermometer. That's how you find out what kind of spray foam job you got.

What's a good reading? I don't have a way to test the attics but the house thermostats stay around 50 relative humidity.

This. I'd be concerned about moisture if there is no vent helping lower the Relative Humidity in the attic.

House temp usually around 76-77. Humidity was 46% (top # in the photo).

Come to my house...it's probably 120 on a nice summer day.

Ok. If that is an accurate reading then I'd be happy with that. You just want to make sure they enclosed and sealed the entire envelope and it sounds like they did. That's great!
