Contractor Recommendations - Houston Area

We are selling a home in Pearland and the buyers have asked us to make a couple minor repairs. Nearly all items I could do myself, but they are requiring they be performed by a licensed contractor. Does anyone have inexpensive contractor recommendations for the following:

HVAC Contractor - Replace a drain pan, evaluate all ductwork to ensure proper airflow (they noticed low airflow in a couple of rooms). Repair/replace booster fan on dryer exhaust duct.
Irrigation Contractor - Control panel is dead. Replace control panel and test system.
Windows - Seal compromised on 3 double pane insulated windows. Repair/Replace. Windows are 9 years old and manufacturer has a 10 year warranty on the seal, but I'm afraid that route may take too long to get them fixed prior to closing on the sale.
Handyman - Replace a defective hard wired smoke detector. Repair small section of flashing that has slightly lifted (2' section above garage)

Artic Air or Mission AC for your HVAC.

Please do not pay anyone to change out your sprinkler control box. Go buy a new one on Amazon and spend 5 minutes watching a YouTube video.

I can't really help with the other two.

My neighbor, Rock, had all his double pane Kaiserhoff aluminum windows fail. The manufacturer is bankrupt and long gone.

Rock hired Vermex 281-888-1915 to replace the failed glass panes in every window.

Not sure where Vermex is located but the job was in the League City area. He was pleased with the workmanship and the price.

Beware replacing windows in windstorm counties. Brazoria county may be less or equally strict as compared to Galveston county where we are. See link below.

Another neighbor, Sully, had replacement windows installed throughout his house. These were complete windows including the frame as opposed to just the glass panes that Rock replaced. Sully had to buy windstorm approved windows and obtain a windstorm certificate from an engineer. It took the engineer months to file the paperwork for the WPI-8 certificate.

Thanks for the recommendations. I really wish I could do the repairs myself, including the irrigation controller since they are all fairly simple tasks, many of which I have some experience doing. However, the buyers are wanting all repairs to be performed by qualified contractors and I must show receipts to prove that I used one.

I found an irrigation guy yesterday who would replace the panel, program it, and test all 7 zones for only $40 more than what I could have bought the panel for at Home Depot, so I figured that was a pretty good deal.

You're a good man. I'd most likely knocked a little bit off the deal and let them hire folks to fix it themselves. No need to pay "licensed" contractors to do DIY repairs.
