Hey guys, could use some opinions on this quote. I'm looking to convert a 12 ft wide by 8 ft tall opening to a closed, french door study. The doors will be windowed and the wall will be over tile. Not even counting the painting of the new construction, the price seems high. Here is the breakdown:

Demo of sheetrock, framing, and flooring: $750

Base framing with headers and studs 16" O/C per code: $1800

Installing new 5' french doors ($450 door allowance): $1000

Install drywall, tape float, and texture: $952

Total: $4502

Worth mentioning that the company is very reputable and comes highly recommended online, so I know they will do a top notch job. But maybe I don't need a high quality remodeling company for something like this?

I haven't priced any such work recently. But $1800 for framing a 12' wide space that will have french doors sounds very high to me. I would guess that is two days work.

not sure if this helps, but we had french doors installed into an existing doorway/entry to a room downstairs for right at $1000. That included all labor and materials to make the door, paint, and install.

That $1800 framing number is maybe $100 in lumber and shouldn't be more than 2-3 hours labor for 2 guys

The main gap is about 9 ft and the one on the left is about 2 1/2 ft.

You have 2 openings into that room.

You want to wall off 1 and French door the other? If yes, I would assume a wall by the front door and the French door in the large opening?

I have something like this in mind as well. Any thoughts on additional costs for adding some electrical to the new wall? An outlet and light switch?

Over tile should be okay as long as they are not hollow underneath since the majority of the weight will be carried from the existing header above.
Is there any electrical work involved ?
On that small opening it looks like the wall will hit where that light switch is to the left of that door.

Is the wall going to be framed double to match the existing column width with a wider door jamb ?

Or framed single and have an offset in the wall?

Ha. I'll think about it. We really do need to get this done since we want to paint the entire downstairs too, but would rather paint after something like this.

You are correct about the electrical switch, but I removed all that from this quote and added it to my diy list.

Something very similar was done to my house before I bought it. They created an inset wall to cover the space of the opening down to the french door size. Then they closed in the corner smaller opening at the stairs in my case. It was just constructed right on top of the carpet/tile that was there.

Have no idea what it cost them, but based on my experience with the seller it was closer to the 1k than 4k number.

It looks fine. Even the on the carpet part. You have to really look close to see that is the case.

I can post some pictures if you want to see how it looks finished.

We did something similar to this when we sectioned off a part of our master bedroom (long rectangular room) to make a nursery.

Added a wall about 10ft wide x 8ft high with double pocket doors. Also moved a light switch and installed a ceiling fan. Can't remember the exact cost now but it was between 2000-2500.
