Swimming Pool Has Settled/Shifted

I live in an area of very active soil in North Texas. My swimming pool is 18 months old, and it has shifted significantly such that one corner of the pool is now approx 3.5 to 4 inches higher than the opposite corner. When we built the pool, we did not use piers, although we did use a chemical soil stabilization process under the pool on the recommendation of the contractor who built the pool.

Does anyone have experience with this? I am looking for a foundation repair company but I would also like to have an independent engineer take a look and give me an opinion on the proper repair technique. Any recommendations you have are appreciated. Thank you. I live in the Dallas area.

damn. thats a very iffy situation. sounds like you could easily be screwed if it continues to shift and you end up with a crack in your shell. once plaster and gunite are cracked you are generally in for a large headache. definitely get an engineer to look at it

If you live west of I35 in the Carrollton area, you're lucky enough to be considered in some of the worst soil in the entire country in terms of shifting, etc.

My parents in NW Houston had a similar event. Pool and house was built in 1977. Starting in the 1980s the pool and the foundation of the house started having problems.

To cut to the chase, the deep end of the pool settled down about 2 inches. With the two skimmers at different levels with only about 1/2 inch of overlap, you had to keep the water at that level exactly. A small crack appeared in the gunite and the tile started cracking off.

The pool was left for a couple years to finish settling, then had a very extensive repair job, which all these years later has held up well.

The house had about 80 piers which have also held up well.
