Has anyone played Pine Dunes recently? Is it in good shape?

Played in August and was great. Get it in now though, apparently about to go private with a $100k membership fee. They have all the new clubhouse drawings, etc, up to see.

Headed out there tomorrow to play! I played it when I was young and it was my favorite course in Texas. Went back a couple of years ago and I caught it at a time that it was in terrible shape. Excited to try it out again.

Played there last month. Had a blast. Course was nice and green. Greens rolled well. Tight fairways. Everything you could ask for.

I do not see that working out for them at all either. They never could muster the demand with the high green fees back when they opened and I don't see them getting that with their location either.. it's a go too when I'm back home but it's also felt more like a destination place then one even living in Tyler would venture out to on a daily occurrence. It's just close enough to go and far enough out to be a pain. Guess they're thinking they can pull enough from Eagles Bluff and Emerald Bay.

My understanding is that they want to sell lots in the neighborhood and build a nice golf community around there plus have it setup for the Dallas elite to have a getaway from the city. May not work out, but would be cool if it did. I can see it struggling to get started due to lack of close amenities like nice dining and grocery stores.

The dallas elite already have getaways with better amenities than Frankston offers.

So are they going private, or just offering memberships? No monthly dues until 2031... Most of these things on that link seem to be more about prioritization, first right of refusal, access to extra amenities, etc.

Maybe it's a 10 year plan to see if they can pull it off? If that is what they are doing, tough to pull off putting guys that put up $100k playing behind that weekend's bachelor party get away.

this 100%.....while the course is very good, it isn't "that" good to justify going private, big memberships, pulling d/ftw guys to a weekend place in Frankston.

Like I posted earlier. Falls tried that to an extent. Complete fail. Leave it with nice condo's, stay and play deals, decent rack rate, and affordable membership for locals.

The guy (I assume one of the course pros) who we talked to while paying the green fees told us that it would be private and showed us the new clubhouse drawings, etc.

He, or I, could be mistaken on the fully private aspect, but they definitely need some sort of major cash influx to cover their plans. He alluded to this being the last time we would get to play unless we joined, and no one pays $100k for semi-private, so I can't see it being any other way.

If they need to sell memberships it won't work. Even Bluejack doesn't have the clubhouse they said would be built in 2015. I'm assuming it's for this reason. These things work when really rich guys build themselves a playground for cash and sell some memberships to help defray the maintenance, labor, etc.
