Building on land in Brenham

We are planning to build a home on some land in Brenham, outside city limits, in about 3-4 years. I haven't even begun to consider options for builders, but before I even do that, does anyone have guidance on the initial steps? I'm assuming a site survey or something similar as I have a general idea of where I want the house to take advantage of views and elevation but haven't considered much beyond that. Would appreciate and recs you all have for where I should start and who you'd recommend to reach out to.

Don't have a lot of insight as to Brenham but we did something similar in Brazos county. One thing I would say is don't do much. We has some areas cleared and put in road base/driveway culvert etc to where we planned to build. We had bought materials, had some tractor work done by various companies & friends payed cash and check to them. When we went to get financing is when the problem started. All the lenders wanted certification from anyone that did anything that they were paid in full and a release that no lien would be filed against the property. Some were easy others were impossible since companies closed, and one individual had died. If you have a company do it all and provide you with a free and clear document may not be such a mess but be aware.

Lenders want that because title companies require it to insure title.

I bought raw land and built a home. The first thing I did was installed culverts through County Road and Bridge, then I filed with the county for an address so my builder and those delivering materials knew where the land located. I had an idea of the floor plan, drew it out on my own and took it to an architect for rough drawings. Once I found my builder, I provided them with the drawings and we did minor tweaking to the plans. After I was set on my plans, he came out and we staked out the direction and corners of the house. Once this was established, the foundation was poured.

Luedeker Homes. Luke and LeAnn are great people, and Ags too. They built our home and it was a fantastic process. We had raw land and financed the land, build and improvements through Texas Farm Credit here in Brenham.
