How long do you want to ignore this user?
Is there a market for homes for rent in the county? I'm looking to buy another property and trying to decide if I want to rent this out or sell and put the money into the other home. The mortgage is cheap enough where it's not a killer if it sits a little waiting for sale or rental.

1500 sqft, 3/2 on a little over 1 acre
Estimated value $275 to $300
Currently owe $100k
Mortgage $1100 including insurance and taxes

I'm guessing it would rent for $1700 to $2000

The bad:
It's a 50 year old home, AC is about 15 years old, starting to have issues about 2x per year, has had foundation repairs done 8 years ago and more piers 4 years ago. It's on septic so potential issues associated with renters.

The good:
Roof is 3 years old. Windows replaced about 4 years ago, attic insulation added about 5 years ago.

Never owned a rental before so I would appreciate any feedback. Thanks in advance

Everything ive had on the outskirts of town has always rented well. I'd keep it. Make a little each month, continue to pay down the loan, and watch it go up in value.

I agree with CS78. I would go ahead and replace the AC unit & look at leasing it.

Does it really makes sense to preemptively change the HVAC? I guess it might be worth getting some quotes on it. In the past 5 years we have replaced the condenser motor and blower motor. I'm guessing about 10-12k to replace.

10K is about what I'd expect. We just replaced a unit last year for a little under 10K. AC issues are a pain to deal with and if I were going to lease it I'd get that over with. Plus, if you decide to sell it that is already taken care of.
