I'm under contract to purchase the home next door and looking for lender with options on the transaction.
I had one local lender that couldn't do the transaction due to the property being considered my homestead since it abuts my current residence. Credit not an issue.

I can take a look at it. Homestead should not be a problem. Are you buying as investment?

The issue was likely the fact that it is a non-arms length transaction. A lot of lenders will not make an investment property loan if there is a relationship between the buyer and seller. We have been the title sponsor for this board since 2007 and have helped out countless Aggies over those years and have plenty of programs for non arms length transactions.
