The Dads Club Aquatic Center at 1006 Voss Road in the City of Spring Valley Village is selling this 2.078 acres of land. See survey below. The average cost of land in this area is north of $60/SF. Zoned to Memorial High School. The lot foes have some development challenges. It is currently zoned residential, but at one time was commercial. The access road off of Bingle is only 20' wide, so not wide enough for a public street. The Chinese church is very difficult to communicate with as buying 10' from them would solve this problem. Regardless, if you wanted to build a mansion back there it is very wooded and isolated.
I am on their Board of Directors just FYI. We have an offer but it is very very low in my opinion and I would consider buying it if I wasn't already over stretched.
Anyway, please share with any of your developer or clients that may want to buy this and either build or hold for a few years and then sell. I believe once the Church goes, the land will double in value. But when the church goes could be next year, or in 20 years.
