Why do I get the impression Hawaiian realtors don't like houses hitting the open market for just anyone to buy? I know "keep it local" collusion when I see it.

It seems like Hawaii wants to do everything possible to discourage tourists from visiting their islands. I have decided that there are plenty of other places more deserving of my tourism dollars.

Hawaii is really complicated when it comes to real estate as there is a "locals only" vibe to ownership with many rules in place to discourage short term rentals, etc. Have to pay close attention to Fee Simple vs Leasehold properties too.

Complicating it is the "Hawaiian Homelands" program which if managed well (won't ever happen) would allow native Hawaiians or those with enough native Hawaiian blood to get a plot of land, etc. That list is ~30k deep though so it's created more resentment than anything of "locals" feeling priced out and no path to home ownership.

Many of Hawaii's "issues" are ones of their making though. We enjoyed living out there, but it's a tough place to love generally speaking.

We have like this once in a lifetime property and I just...my mom was a real estate agent for over 25 years. I maybe dumb, but it just seems there's a million reasons not to hit the market according to these people. Bringing offers before we have put it on the market. I'm aware of real estate licensing agencies and all that and I don't feel like we are approaching unethical stuff yet, but I'll know more today when/if we finally sit down to talk listing and agent.

Unless we've got some big money people here who want a rare piece of property...
