Looking at a future purchase of a weekend home near college station and was wondering about Somerville Lake. Do they allow homes on the lake? Are docks/boatlifts allowed? Do not know much about this lake.

No waterfront private property. It's all COE owned. Best you can do is buy near a boat launch.

Lots of blue collar retirees out of Austin and Houston. Values have been on a steady rise in recent years. 1/2 acre neighborhood lots have gone from $3k to $15-20k+ in the last 10 years. A 3 acre homesite might run you $100k. 10+ acres is around $15k-$20k per acre. That's all Burleson county, north side.

Look at a map and you'll see it has a lot going for it based off location alone. And there's not many other options around.

Some of the subdivisions that don't have the draw of being real close to the lake can be a little shady. But they're improving with new money moving in.

South side seems to have less sales and the higher prices typical of Washington County.
