Selling home I have been in for 25 years and want to handle myself, Not in a big hurry as my new home being built will probably be ready mid December to mid January. Well established Cypress neighborhood. I have comps and homes here sell in 45 days or less usually. Will be asking in the $550k to $600k range. Don't need the money to close on new home but planning on financing about $500k of new home and then probably paying that off when sell old house. I know the capital gains issue,

Any advice, suggestions and recommendations would be appreciated concerning how best to sell a house without a realtor.

My advice is to hire an agent that will list with a flat fee.

Be careful with the idea that homes "usually" sell in 45 days or less especially as FSBO. What was usual 3 months ago may not continue being the case with mortgage rates going parabolic.

I've bought FSBO properties and benefited from cheeper transaction cost, so I get where you're coming from, but….

Your best bet as a seller may be to team up with a low commission agent like red pear. Otherwise, the lack of visibility your listing will have on Zillow may severely limit the pool of buyers .

The agents representing buyers may not show your listing, if it's FSBO. There are a lot less casual buyers who are searching throug Zillow's FSBO listings.

A FSBO listing is typically on the market longer while you're absorbing cost of taxes, HOA, insurance, utility, etc. A couple extra months on the market because your listing lacks visibility can offset commission savings.

I've seen a lack of buyer visibility hurt sales price on two properties that I've bought which were FSBO. If I was competing against buyers agents who were showing the property, I would've had to pay a sale price with more than a 3% mark-up.

You may find that red pear provides a good balance between commission and the benefit of added visibility listing with an agent.

It's kind of a sport to me...I really enjoy helping you get the best deal possible.

As far as selling it FSBO, it's all about marketing and view counts, but the unfortunate reality is that you will get about 25% of the views on Zillow that you will on HAR. So I would recommend posting it on all your social media platforms to try and get that exposure normalized. TexAgs, Facebook, NextDoor, etc. Views turn into showings and showings turn into offers on appropriately priced homes. On that note, go back and read our monthly Red Pear Texas Market Data threads to help better understand market dynamics right now. It's a weird market for sure. Every neighborhood is unique for marketing time, so you would have to look at your individual comp set to be sure, but time of year also plays into it as well. We are wrapping up the summer sales season, so your best shot at going under contract in the next three months is right after Thanksgiving. If you don't sell in December, most likely you will not find a buyer until March or April.

I've sold my home before without relator and completely agree not using a relator is the way to go. It's a nice savings for something you can do yourself! I am looking at moving to Cypress next year. We were targeting Summer 2023 but maybe we can make it work if it fits. Would love to go without a relator also!
