So I recently decided my kids should have a pool to ease the burden of going to the public pool which my wife shoulders most of the time until I realized they are 80 grand these days. Completely unreasonable.
First I called Red Pear and bent his ear about a few things, including keeping my hine as a rental when he told me about a bridge loan product Jay at Ags Reward has. I figured I would have to sell my house to be able to afford to purchase a new home with the whole debt to income thing. I called Jay, who I have used for at least one other loan in the past, maybe 2, I cant recall, and asked him about the bridge loan and was qualified to get this loan.
The bridge loan allowed me to essentially make a cash purchase of a home, strengthening my offer and close quickly on the house. It was exactly what I needed. Red Pear's 2% back covered the cost of the extra loan I was getting so I wasn't really out of pocket much of anything.
On the purchase side, Red Pear got me concessions I didn't even know I needed, saving me a bunch of money and making the transaction super easy. The search he set up ensured we were the first person in to look at the home we ultimately bought when it went on the market. On the rental side, he spent hours and hours talking to me and giving me advice as a first time landlord, and as a matter of fact still gives me information and advice to this day.
I have wanted to have rental homes for several years and without the bridge loan product Jay offered and the advice and help I received from Red Pear, I wouldn't be one today. I truly feel like they helped me make one of the best decisions i have ever made. My plan is to turn this home in to a rental in a short bit of time and do the same thing again. I cant recommend these guys enough for their respective offerings. My kids are in the pool EVERY DAY and it has drastically improved our quality of life, family time, happiness and everything that goes along with it. All of this and I only came out of pocket something like a third the cost of a pool.
