Long story short, I'm looking to purchase a single-family house in New Orleans. I plan to stay in the house during the week, and then AirBNB it on the weekends (Thursday through Sunday nights). I'm experienced in owning and operating SFH's through AirBNB.

What are the best areas of NOLA to accomplish this? Areas to steer away from? I know crime is sketchy in NOLA, so any tips and experiences would be helpful. My work is flexible, so location to work is not critical.

A condo is likely a deal breaker because of the enormous short-term rental restrictions in NOLA. Safety is a priority, as well as proximity to local attractions. Absolutely not interested in the French Quarter, however. Budget is $300kish.

I'm asking - For those that are familiar with NOLA, where would you rent an AirBNB for a 2-4 night getaway in New Orleans? Assume SFH suitable for a couple or a family with kids (i.e., not a huge house for multiple families; 2-3 bedrooms sleeping 2-6 people).

Garden District and Uptown are probably the nicest. Irish Channel was moving into a better direction. Crime is everywhere in that city.

My understanding is STR is virtually impossible in NOLA.

Garden District does not allow STR. Pricey too, a bit out of my budget. Very nice and popular area though.

And, you're right on crime, hard to escape in in New Orleans.

From my understanding, there are a few requirements to run an STR/AirBNB in New Orleans.

- Must be the property owner.
- Must have a homestead exemption on said property.
- Must allow for one bedroom as exclusive use by the owner (i.e., a 3 bedroom house can only STR 2 bedrooms as one is for owner use).
- Maximum STR occupancy is 2 people per bedroom (say Good Bye to the sleeper sofa).
- Owner (or property manager) must be available to timely address any issues that arise during a guest's stay.

My realtor said the City is getting ready to crack down on illegal AirBNBs. Evidently, people are not renewing permits, renting the entire property, and operating in prohibited areas (i.e, the Garden District).

My buddy had a place just east of garden district pre Covid.
It was a sweet setup.
He had to sell it due to all the STR crackdowns.
