Selling home - question on timing of events

It has been many years since I last sold a home so I am a bit rusty on some key dates.and events. Since my wife and I plan absolutely everything there are some concerns I have on open items I thought would be critical.

Current timeframe:
Listing on March 11th
Agent has indicated photos and final stage would be earlier that week.

Things that are open:
Agent has not yet had us sign a listing agreement
Agent sent a stager to look at our house but has not yet seen the property in person aside from pics stager took
We still don't have an expected listing price. They did send some comps a few weeks ago but there was a large range of prices so it has been hard to estimate.

I don't want to jump to any conclusions but we are planning an out of state move as soon as school is out and I am starting to get a bit nervous about if this is going to turn into a real problem.

Tell the agent your concerns. If this isn't a comfortable conversation...you may have the wrong agent. Get a referral or two from others who have been through the process and were pleased with their service and interview a couple more agents.

Open communication with your agent is vital and you want to be comfortable with them.

  • Thursday is a better day to list than Friday, and if you can wait until the 17th, that would be better than the 10th.

Spring break, low volume that week. And in this market it's really important to hit the ground running with a ton of traffic. Right or not but a new listing on MLS gets a ton more traffic than stuff that has sat.

Exactly. If you list going into a holiday you won't get the views and then when folks show up to buy they will think it's stale and somethings wrong with it. Can cost you big money.

I appreciate the feedback. We are finding that even in Midwest Small Town USA things are moving quickly so I want the DFW sale to go as smoothly as possible.

Where in the DFW area? My daughter is looking for a house there and has been outbid everytime she makes an offer.

We are in Lewisville around the 3040 and Garden Ridge area. Basically we are across the street from Flower Mound so the prices are a bit more reasonable.
