Price / ft for spec builds Houston

How long do you want to ignore this user?
Any small time developers talking with friend / competitors about price / ft in Houston nowadays?


In 2015-2018 i was able to build in the 60s quite easily (no land cost) - but i am estimating near 100 right now.


Anyone hear any anecdotes for builder grade cheap construction?

I reviewed a project that was at ~$80/sf recently for duplexes. Price did not include appliances, window treatments, landscaping, or any site work. Ultra low end materials. I don't think you could build them for less than that and I think it'll be a challenge to get these done for that price.

Builder grade cheap construction is all thats out there right now.

Might as well just go look at what the prices are on new builds out in the middle of nowhere and take 30% off of it.

There's your all in price per sq/ft.

When nothing makes sense but high-priced new builds, the building of them ends up being the supply that knocks the market back down. See many small apartment complex built since the 60s.
