How long do you want to ignore this user?
I'm interested in determining how much I can sell my house for but without the commitment of having to lock down a realtor. Any idea from the board?

Most realtors will give you an indicator without you having to commit to using one.

Open source can get you in the ballpark. Zillow, HAR, realtor.com will all show listings in your geography. Make a spreadsheet with similar homes and calculate avg price / sqft. Multiply by your sqft. If your home has extra amenities or updates/upgrades than those you sourced have, let your intuition be a guide.

Comparative Market Analysis. Provides value estimate of specific property by evaluating similar properties that have recently sold in the area.

Do those agents charge you a flat fee to list your home for sale instead of 3%?

An attempt to find a reasonable selling/listing/asking price. CMA's =/= Vaule.

Just putting it out there that CMAs are available for free, whether you sell through that realtor or not, which is what the OP asked for.

Sure. And I'm pointing out that those comps aren't really "free" because when you go to sell with one of those agents, they are going to want 3%, when we will do it for a flat fee.
