Our home (under contract) and the one we are under contract for were both directly in the line of the hail core.

12 days until close for both.

Any tips/thoughts on what process is?

Seller already notified he called a roofer he knows to come out and look it over. Likewise I've already scheduled an appointment Friday morning.

If either of us need a claim what is the process post closing?

We are listing in the next 2-3 weeks and got hit as well... Hail sucks.

When we bought this house it had a damaged roof it delayed closing until the roof was repaired as my mortgage company would not fund knowing it had a "bad roof". I am trying to get someone out here ASAP

Note: If it doesn't already have one take this opportunity to install a hail-resistant roof (aka class 4 shingles) on your new property. It will save you significant $ on your homeowner's insurance.

Yes, that was kinda-sorta implied in my answer. Take the money/credit and get the done work with your preferred vendor. That's the only way to do it. Guarantee you, especially in this market with materials and labor being tight that the Seller and/or their vendor will cut corners.

It's pretty late (or early) but I figured I'd address this. I can put up a better post tomorrow. I'm in a storm area right now too and having temporary internet issues. Please call me in the morning and I can get ALL of your questions answered. While roofing is my main profession, I am also a licensed Realtor and work with agents all the time with these sorts of things. Before you have any roofers out, let me help you get your questions answered. I have no idea where you are located, but I mostly work in the San Antonio, Austin, College Station and Houston areas.

Also, concession money may not be adequate. Insurance is the way to go and there are ways to make this work and get a proper install. I've done more than a few like this where I installed the roof with the sellers insurance and the buyers roof spec requests. You can professionally request the roofer.

Don't panic.

Insurance Broker here- Sorry for all of you that are dealing with this amidst and already stressful time of buying and selling. I typically recommend for my clients to have a TRUSTWORTHY roofer take a look at their roof prior to messing with insurance. That's somewhat of a blanket approach without knowing the size of the hail, if you know you had a pretty big storm then go ahead and contact an adjuster to get the ball rolling. From there, I strongly recommend you have your TRUSTWORTHY roofer meet the adjuster when they go out to act as a second pair of eyes. If they agree the roof is totaled then next steps will depend on your policy. Ideally, you have a 1% wind/hail deductible (1% of what the house is insured at) and your policy covers Replacement cost coverage for the roof (Insurance pays the full amount to replace the roof regardless of how old the roof is, minus the deductible). From there, your TRUSTWORTHY roofer can replace the roof and coordinate with the adjuster to send them the bill. Hopefully can have it all done by closing. This is actually incredibly common during a home buying/selling and your Realtor can coordinate with theirs on how exactly you coordinate, but any Realtor with even a little of experience should be familiar with how to handle this. If you are the buyer, as mentioned above, you'll definitely want to make sure the seller uses your roofer to ensure the work is done well. Also, a hail claim doesn't penalize your claim record as it's considered a Catastrophic claim and against the Texas Department of Insurance for it to impact your rates. I emphasis trustworthy so much as roofing can be a very shady industry as there is basically zero regulation, definitely do not work with any roofers that go door knocking. My realtor confirmed last night she has dealt with this scenario all the way up until day before a closing before so I think we are in good hands there.

I will vouch for JasonInfinity Roofer above. Had my roof replaced last year through him. My roof was already getting up there in age and I called him out to inspect as I had found a couple shingles on the ground. He noticed hail damage and I filed a claim. He met the insurance adjuster at my house to help answer any questions and showed him the damage he found. All went very well and insurance covered my new roof.

Jason's crew did a great job when all the paperwork was finalized and the work started. Jason himself came out there multiple times to check on progress and answer questions I had. So, just get a good roofer to come inspect and walk you through the process/options like Jason.

Thanks Hunterjr81! I appreciate that.

I do not personally work in Dallas but I have one or two project managers in most major cities that have been with us for a LONG time that I trust to be my eyes. I can still coordinate everything and work with insurance and we can usually rush a job if it's crucial that it happen quickly, like, say, before closing.

Glad y'all have everything under control. Regardless, my offer stands even if you just need a second opinion on the phone or have questions. Happy to help in any capacity. Don't let something like this take all of the fun out of your new house.

Hey man if I don't like what I'm hearing from one of the two roofers coming ill drop you a line.

My family has used one multiple times for major storms that missed our house and he has come out like 4 times in the past to my home with minor prior storms to inspect with hail to try and find a way to claim but is honest and has said not claimable, minor etc.

So the fact is that you have up to a year to file a claim for any given storm, most of the time. Your complaint is not totally unfounded, however. Where this becomes a real problem is the "quick buck" companies with a bunch of newbies selling roofs and that don't understand what damage looks like. They are pushing homeowners to make frivolous claims. That said, I've had tens of customers who said straight up "I know there was hail here so I'm making a claim anyway because I want a new roof." And for those customers I'm going to work my tail off because there is a good chance I can get it paid for anyway. I'm still going to be up front with them about their odds.

The other thing is that most roofs in this state are nearing the end of their life after 10-15 years and there is no way to replace it for less than a deductible.

When you factor all of those variables in, it makes for the situation you are seeing.

Roofers looked at my place said there were 6 to 8 strikes that could be seen on entire roof, so not claimable essentially. Not even sure how with the hail we got but ill take it.

House im buying was a little southwest of here and got the roof totalled.

We replaced our roof last year due to hail damage.

We had 20+ roofers stop by to give a "free assessment." Each crawled up the roof and said we had damage. Each wanted us to sign a binding agreement stating that if a claim was granted, we had to use them and they would be paid by the insurance company. They would meet our adjuster and walk it with them and "negotiate on our behalf." I would not agree to such terms.

The adjuster came out and gave us an estimate to replace.

We then called three local roofers to price. Each coming in around $10-12k below the adjusters estimate. The insurance company would only pay the cost of the work and pocketed the $10-12k!

What this tells me is:
1) The roofers are aware of what an adjuster would pay and therefore would be the beneficiary of the $10-12k if I had signed their agreement. This equates to about a 35%+ profit margin for each roof. No wonder they are all driving around in really expensive trucks!

2) The adjusters are more than willing to have roofers push the price because they benefit through higher premiums.

Eh...6-8 on the whole roof? I run into those roofers all the times. Generally they either don't know what they are doing, or, they realize it's an iffy claim and while they are attempting to work that one roof, they could be getting 6 others. Most roofers are looking for "low hanging fruit". Quick jobs. Easy jobs. Quick turnaround. They aren't interested in relationships or salesmanship, they are looking for a quick buck k move to the next one.

This particular roofer has done my folks roof twice over the past 10 years and their rental once, always passed any excess proceeds on to my folks. It could just be no real damage.

I believe what you meant to post was that your roofer made sure your parents claim had all extra damage to gutters, windows, paint, etc and never collected that money from insurance because they never handled the work and your parents got to keep the money insurance provided for them to handle those jobs at their discretion.

That is the proper and legal way to do it without committing insurance fraud and making your customer accessory to it or putting them at risk of any number of legal repercussions and loss of coverage by the carrier.
