Just bought our first home a few weeks ago and we're looking for an experienced remodel architect that can really help us maximize resale value after improvements have been made. Home is in a Sonterra community looking over the green on Hole #1.

Basically we bought our home for less than half of what each of our neighbors recently traded at. The old lady who lived in our house (inherited from her parents who custom built the home in '84) never made any updates but kept everything in pristine condition. The bones are there to (relatively easily) make the improvements needed - thinking ~$200k of improvements can add $400k of value to this home.

Lots of work to be done: kitchen, master bath, bump out living room, add a fourth room and bathroom upstairs, remove some walls, etc... So I want to have an architect help with the "master plan" so we can start making the improvements in pieces.

The good news is that I have all of the original plans, so that should really help save on design / exploritory costs.

Any recommendations?
