Rent payment method issue

Question for all the landlords out there. I am currently renting a residential house. The landlord prefers rent payments to be made via Zelle. I bank with a small local bank that doesn't provide this capability. His second choice is deposit to his Wells Fargo account in which he provided me the account number. In order for me to wire money monthly that would be an additional charge. I asked if I could mail a check and he said no, he wants me to physically deposit it at a wells fargo bank into his account. Is this normal? I understand my bank is a large part of the issue here but should I be having to deposit checks for him at his bank? In the contract it states the tenant may make rent payable by cashier's check, electronic payment, money order or personal check.

A little frustrated and appreciate any feedback.

He wants to make sure your method of payment doesn't come back. If you have a Wells Fargo nearby, you can deposit it there to make him happy. But if the lease says you can pay by personal check, then just do that. Later in the lease it should give you an address of where the check can be mailed.

You could also ask him about paypal or venmo.

What your lease says supersedes what he tells you verbally. With that said, he's trying to avoid the "my check is in the mail, I swear!" game. I do the same thing with our houses, except I structure the lease accordingly.

I'd ask him if he could set up a Venmo or Cash App and pay that way.

Can he set up an account at cozy.co ? You can set up an auto draft so you never have to worry about it. They will draft any account. No charge to either party.

Does your small local bank do bill pay? Can you not set up a recurring charge to that wells fargo account? Thats different than zelle, but the same concept.

I would just walk into a wells fargo and make the deposit directly to the landlords account. It takes about 5 minutes. Grab some deposit slips so you can do it through the drive through.

My tenants send me the money using Venmo. Easy for both of us and then I just transfer it to my bank.

Me too. Works well for me and my tenants as well. If they don't send by the 2nd, I send a request.

Cozy.co is what we use for our rentals and works flawlessly for both sides. There is about a 2-3 day "float" which is how Cozy makes some of their money, but you could just pay on say the 26th or 27th if due on the first and the landlord should never care.

+1 for cozy, but like stated above, if your lease states you can pay by personal check, then pay by personal check

We had a land lord who gave us a pack of deposit slips to their bank and we deposited directly at the bank drive through. Worked fine but always seemed odd.

I have tenants that directly deposit into my account, I don't provide deposit slips though

If you have online banking you could just send landlord an ACH payment.

You can always register directly with Zelle using the Zelle app. You are just cutting the middleman, i.e. your bank, out of the equation and adding your account directly to the account database.

It won't stand up because that's not what is stated in the lease. PayPal or Venmo should also be an option. We have a rent house and I have my tenants pay through Zillow now.

In the past I've had checks, money orders, PayPal, and Venmo. Money orders are the worst because I can't mobile deposit those.

All of my renters deposit directly into an account I have with a local (30 branches) bank. My renters walk in, say they need to pay their rent to XXXX LLC and the teller does the work for them, they get a receipt with just the last 4 digits of the account and they text me a shot of the receipt so I know they paid. I have been using this for 8 years, only once has their been an issue. The tenant made the deposit on time but the bank teller put it in the wrong account, quick call the bank and all was remedied. I have never had a tenant complain, if I was approached by a tenant that wanted to use other means be willing to work with them, but I would expect them to pay charges incurred.
