How long do you want to ignore this user?
Would appreciate the board's opinion on Port Aransas real estate as a vacation home/rental/investment property, particularly in the new developments like Cinnamon Shore and Sunflower Beach.

Any thoughts, opinions, or advice regarding the developments specifically or Port A generally are appreciated.

I think the odds are good you can make it profitable if you do it on your own.

We've had success outside of those places.

We bought a house for about $330, but I think new values with the upgrades are about $550-600K. Had about $90K in rentals last year which was about $40K profit after all expenses.

Ours isn't in the areas you're asking, but I think for the right price you can make it happen.

Here is the problem. Home values are through the roof compared to just 18 months ago. Everyone working from home has similar ideas and dreams, run a vacation home. Therefore, I think it's much more difficult to get in the game today.

I am holding out for prices to fall or a different area for investment all together.

Agree with premium. We paid $370k for our 4 BR in 2019. The house next door to us (same size and condition) just sold for $460, so prices have definitely increased. We are in town ...like 10th and station and grossed just over $60k last year and netted about $15k after all expenses and mortgage. Already doing much better this year. I love palmilla and cinnamon shore, but with CS, you have to rent the property through their management company and they charge like 25-27%. Plus, the HOA fees are high. I think rentals in town do really well bc they are close to all the bars, restaurants, etc and our rental comes with a golf cart which helps. Just my 2 cents, but I think you will do really well in Port A if you can find a place for the right price. Lack of hotels and lots of tourists leads to good income. All comes down to your expense and size of mortgage payment.
