I just received my 2020 Notice of Appraised Value and the Proposed Appraisal is $100,000 (35%) over the 2019 value.

I've never protested a property appraisal and need some advice and help: 1) what documentation is best to provide; 2) is it best to use a service; 3) if using a service, does anyone have a strong recommendation 4) what should I expect to pay for a service 5) is there a cap or maximum amount of increase a District can impose if your property is not your Homestead?

Another consideration: I live in Dallas and don't even know what the travel situation will be when a protest hearing would be scheduled. I just refinanced this house in January, expecting it to be a second home for a while and potentially a retirement location, but now I'm not so sure.

Did you get an appraisal in January? Where does that lineup with the CAD?

I would submit the appraisal to the county and see what they say. I bet they just accept that number without making you travel.

Our duplex went up 50% this year. Luckily we're on a street with identical lots and floorplans so it should be an easy fight... fingers crossed.

File the protest
Submit copy of appraisal after they call you,
they will lower it no problem.

Wish mine was this easy, I have to fight them EVERY year. They lower it, then the next year it's even higher, and the game continues.

What are your successful measures to win with them? I lost last year trying to argue in being taxed higher per sf then my street cause I have smallest house. Showed photos of large issues (water damage, cracks in the walls). Really seems like we are being punished for owning the only $350K house in a $450K neighborhood.

My counter was their original offer. So, apparently I'll be going to the review board. I think the only way to combat all of these increases is for people to reject their revised appraisal amount and schedule something with the review board. They can't handle the volume if everyone protests.
