I know there are tons of variables like setbacks, drainage, shape of lot, 1 story vs 2 story home, etc but.....

Is there a general rule of thumb on new build home size vs lot size assuming the lot is completely flat, rectangular, is not in a flood plain, and doesn't have any unusable part to it? Home site is in College Station. Meeting with an architect in the coming days so he'll be able to tell us for sure but just wanted to get an idea ahead of time. TIA.

How much do you want to mow?

Small flower beds with a big yard is nice. Just a bit more mowing and you have room for anything!

Some neighborhoods in DFW require the structure to cover a certain % of the lot.

Along these lines some neighborhoods or ordinances say a structure can only take up a maximum % of a lot. Someone told me the number is usually 35-40%. Not sure how accurate that is.

Would agree you are more likely to run into a "cannot exceed max % of impervious cover" vs some sort of minimum. Also, a city and subdivision will likely have build lines / setback requirements that would dictate placement of homes.

Looks like CS doesn't have a max % coverage:

Dallas does:

When we were deep into our buy/build search in 2018, we learned the min /max rules. We wanted a 1 or 1.5 at most with certain room requirements. We found a neighborhood that was a great location, quality, and offered long term community and financial stability. However, the smaller lots had coverage requirements that wouldn't get us the layout we desired given the lot size. We would have to put multiple rooms upstairs.

In hindsight it was a blessing we didn't sacrifice our long term goals to be in a small lot section of a very nice sub division.
