My dad is trying to decide the list price for his house. (Located on about 13 acres on a hill top north of Kerrville.)
The realtor has advised him of a range between $695k and $750k. He is trying to decide between listing at $695k and $749k. He is moving to his lake house full time and is already in the process of moving out, only leaving furniture to stage the house, etc. So he is "not in a hurry" to sell the place.
Questions
I told him to ask his realtor more questions and ask the opinion of a second realtor, but thought I would consult the boards.

- Is there any reason not to list at the higher end of the range?
- One reason might be that the "hype" of a new listing might be wasted if the asking price is "over priced"
- A counter point is that this sets the initial number higher for any negotiations/lower offers.
