Dad's trying to decide list price - "not in a hurry"

My dad is trying to decide the list price for his house. (Located on about 13 acres on a hill top north of Kerrville.)

The realtor has advised him of a range between $695k and $750k. He is trying to decide between listing at $695k and $749k. He is moving to his lake house full time and is already in the process of moving out, only leaving furniture to stage the house, etc. So he is "not in a hurry" to sell the place.

Questions
  • Is there any reason not to list at the higher end of the range?
  • One reason might be that the "hype" of a new listing might be wasted if the asking price is "over priced"
  • A counter point is that this sets the initial number higher for any negotiations/lower offers.

I told him to ask his realtor more questions and ask the opinion of a second realtor, but thought I would consult the boards.

It's the last house (cul d sac) in a small gated subdivision off Harper road north of I 10. I think the acreage is pretty nice. Big views, can't see neighbors houses, can't see house from the road

I live in the area. Depending on the finishes that sounds like a good buy even at the max suggested.

Any thoughts on what you think for value range? Obviously without the benefit of photos/specifics

$15k-$17k for that size acreage is the norm that I have seen. And anywhere from $150-$200 / sq ft for the house, again depending on finish, condition, etc.

Using the middle range of those numbers is over $800k.

More importantly are there any good comps in the immediate area?

Not familiar with Kerr Co. prices but that range seems a bit low for Gillespie Co.

It is low for Gillespie by about $4k or more an acre. I am waiting for it to hit $25k an acre and then we are out.
