If you have a 65-70% deal or better these guys are great. They funded my first deal with 12% and 2 points. They keep 4 months of payments in escrow so you will need that in your 70% calculations.

I let my timeline get out of whack and went longer than the year term and they had one investor want out. They went to bat for me and paid him off without me ever knowing there was an issue. I made every mistake in the book for a newbie with no real mentor, they were there to help however they could.

I also use my SDIRA to passively invest with this group from time to time.

we look at hard money deals. Fund with our own money so a direct lender and can close very quickly.

Just want to say "Gig 'em" to the HMLs here ... they're not for everyone, but when the numbers work and one doesn't have a lot of private money lined up yet, deals can get done b/c of them.

Is there a resource for mixed use properties or do any of you provide funding for such projects?
