Realtor Opinion: Wood Look tile

How long do you want to ignore this user?
We currently have carpet everywhere but the kitchen, laundry room, and bathrooms. We'd like to put in either engineered wood or wood look tile all over the house but the bed rooms and master bath. I know wood look tile is pretty popular right now but I'm curious to know whether it helps/hurts resale value and if yall are seeing it as an issue when trying to sell a house. Our neighbors put it in their house and I'd never know it wasn't wood if I had shoes on.

We're concerned that our dog is going to tear up wood floors and plan on having kids in a few years so there will be spills/messes to consider as well.

If anything it's a plus, as long as it's a good look obviously! It's a big expense, so te me I see as a PLUS!!

My wife and I ripped off the carpet all thru out the house and put in wood floors.....looks great!! We have marble in the bathrooms

Not a realtor here, but someone who's bought too many homes in my young life.

I'd say go with engineered wood. Nicer overall look IMO, and if someone doesn't like it, it's WAY easier to replace than tile throughout a house. Tile we didn't like has been a deal breaker for us when looking at homes in the past.

I put hardwoods in my house and later inherited a husky when my fianc moved in. The husky easily scratched the hardwoods. Not too big of a deal for my situation, but something to consider.

If you put in the tile, make sure the joints are randomly staggered and the stuff isn't installed like a regular tile floor in some repeating pattern. That helps the overall look a lot.

I'm ready for the wood look tile to go away, honestly. I prefer the look and feel of wood.

A product like this that is made to "look" like something it's not doesn't have a lot of staying power, in my opinion....

Thanks for the feedback. I'm concerned about staying power as well but the wife is sold on it so we will see what happens.

We replaced all the carpet in our living areas and master bedroom with it and I absolutely love it. Have done laminate before and would do this over that any day.

We replaced carpet with the same engineered hardwoods in our living room. They look great, but I get tired of always worrying about potential damage from our dog, 4 year old, dropping stuff etc. I've seen some pretty awesome wood look tile that I really don't see going out of style anytime soon. Wish I could have gone with it but it would have meant 3 different floor types and I didn't want that.

My parents have wood look tile in their living room/kitchen/breakfast nook and it looks really good. The grandkids can't destroy it. They spent $$$. Not as much as a real hardwood installation though.

Not a realtor, but actively looking for a house. I have toured some houses recently where it's done really bad and it's obvious that it's a DIY tile installation. I also despise the houses where it's in all the bedrooms as well. IMO, you have to pair the tile with carpet. I just cannot wrap my head around tile in the bedrooms. There was one house where they did have a heating element under the tile in the bedrooms, but the look still made the room feel uninviting.

I know there are some tiles that look really dang close to wood, but I can still always tell. Something about the shine and the grout lines.

There is very high quality wood like tile that looks great. Unless you walk on it, you won't be able to tell the difference. It really just depends on your household. If you have pets, or small children...real wood probably won't work.

I think locations matters in this discussion. Having just moved away from Corpus Christi, I can tell you that seeing high end homes with 75-100% tile/marble isn't unusual for the area. When you are in a humid sandy climate, a lot of people just don't want any carpet. I personally like the look of engineered hardwood better, and therefore we have installed that in our last two homes. We had friends in Corpus that went the other route, and installed the wood tile. It looked very nice and was the most durable product by far for pets and kids.

This is my opinion as well. And to the point above, tile is such an asswhip to yank out. We ripped out about 800 square feet of tile after moving into our current house.

I'm a realtor and investor among other things. I put engineered wood in my own home and wood look tile in a rental this year, and I wish I had done wood look tile in my house instead. Tile was half the price and I like the feel of it better, and since its porcelain, its going to last a lot longer than the wood. When we were having the tile installed, a friend walked in, put her hand on the stack of tile (in the picture below), and said "I thought y'all were getting tile?" BINGO. $2.79 psf plus install.

My parents rehabed a home last year and put wood look tile down. I really liked the product. Wish I had it in my home instead of wood that scratches and requires more upkeep.

What color grout did you use? Rectified edges on that tile? It really looks awesome!

The edges weren't rectified, just pressed and I'm positive the grout brand was Mapei from F&D, but not positive on color. I think it would was just their "Brown" but not positive. Appreciate y'alls positive feedback on it. I really like it.

The early iterations of wood grain tile were lacking and looked cheap, but the product has come a long way in the past couple of years. I do think people are going a bit overboard on it, though. I've seen it in showers and tub surrounds, and I don't think that is a good use of it. For floors, it's a great and durable option. As a Realtor, floors are the number one issue that either sellers have to address before listing or buyers address after purchase. Good quality (and correctly installed) wood grain tile has never been a detriment for any of my clients. There are people who still prefer wood floors, but I don't think you would find many who would reject buying a house for the sole reason of it having wood grain tile instead of real wood, unless it didn't look good.

We installed the wood tile 2 years ago. Pros: durable, looks great, easy to clean, dogs don't slip on it.
Cons: tastes change, not real wood

We installed it everywhere but the bedrooms. I prefer carpet in there.

I have ~600sq ft leftover to sell. From AZ Tile. In Houston. I keep meaning l to put a CL ad up for it.

I'm looking into something similar to this. Did you install it yourself or have someone do it for you? If the latter, do you mind sharing about how much the install was? We've got quite a few projects around the house this year and I'm trying to budget what that might cost us.

So, the contractor we're working with on this made the comment that they'd recommend against WLT if the house has foundation issues or if the area is known for it. We bought the house almost 2 years ago and no issues were found at that time.. it's now a 14 year old house. How concerned would you be in my case?

It's very common to see houses with piers/foundation work in North Dallas so I'm trying to decide how worried I should be about it.

That's good advice. We have porcelain tile in our kitchen and there's been some movement in the back end causing several cracks in the flooring and grout lines.

I was thinking about replacing it with vinyl tiles but not 100% sure how good that would look. Certainly better than the cracked-ass tile I have now though.

No problem sharing at all. I used a guy that I actually found from recommendations on either the Houston or Real Estate boards. He charged me $2 psf on about 600 SF. It took him about a week, and I think he did a great job, so worth every penny.

Here is some tile work that I did do myself though (and you could too, if you are willing to invest the time):

Bathroom finished product (less the toilet that we added soon after). We took the entire bathroom down to studs, replaced old copper pipes with PEX, replaced the tub, did new drywall, added a vanity, tiled the tub and floor, etc.

At this point we had demo'd and had the tub in but had to grind the old hardwood floor glue off before setting the new tile. Lots of dust in a small space.

Our contractor used 80 bags of float to install our wood tile. It looks great. And, in our flooded home, it looks a lot better on our floors than our neighbor's wood stacked out by the street...so there's that to consider.

Porcelain made to look like travertine is on a helluva run too...
