Big box builders in Houston

Anyone have any opinions regarding quality of the big box builders in Houston? Looking at a new build in Sienna Plantation and like floor plans from Newmark, Ryland (Cal Atlantic), and Meritage.

Asking for personal recommendations is tricky, because most people know very little about building practices, and their idea of quality is subjective.

A few items to consider:
- are they focused in larger developments with a vested interest in selling homes over a long period of time? Cinco Ranch, Bridgeland, and your Sienna.
- do they handle the warranty items themselves, or outsource third party?
-how long is their warranty and is it limited to electrical and mechanical?
- do you get to meet your project manager in person, or do they let the sales counselor talk with you about your third party inspection?
- BBB and GHBA ratings.

National builders focused primarily on volume like DR Horton, KB Homes and Pulte have systems in place to limit your ability to request cosmetic fixes before closing.

Always get items fixed or a field ticket in writing before closing.

Remember that even if you are paying half a million dollars for a home, it is still a production built home.

I'll be honest. I could write a longer reply, but your username prevents me from putting in the effort.

I'll just say we purchased a Meritage home at one point and were happy with our project manager and the overall process. Seemed like a quality home for the price we paid.

What part of sienna? We looked at a Ryland back in the new section when it was first being built and most of my research and people I talked to said they had good experiences w Ryland. Of course Ryland isn't as high end as a lot of the others being built in Sienna but price accounts for that. Cant speak to the other two as we personally didn't look at any. Ended up buying a resale in shipmans landing (Ashton woods build) & have been very happy.

Village of Sawmill Lake. We're in the 320 to 360 range, first time home buyers. We are probably headed with Newmark on the Verona plan. Will hire private inspector to come out during the build for a few different construction phases.

This is cool. Very rarely do people know who to directly complain to when they don't like how something was done in a house they bought resale that is 10 years old. But Texags makes another successful connection.

Nice. The new section looks like it will be nice. I am glad they are eventually opening up a new fitness center back there. My only advice would be to make sure you do the drive a handful of times before you buy to make sure you are comfortable with it. I would get back there at 7AM, 7:30AM, 8AM & see what it is like in the mornings. It seems about once every other month or so there is something that happens that causes a huge backup getting out of the neighborhood.

Yes it does. The fitness center will be on the lake and looks to have a cafe, pool, and park also. I'm hoping the stock the lake with something worth catching.

My only 2 issues are being on a 50 foot lot (although we are going for an oversized cul-de-sac lot so it will be pretty deep), and being way in the back though that can have its advantages also.

I heard they were going to put an exit back there to go through Sienna Point & access to 521.. You heard anything about that?

Sienna Parkway will wrap around Village of Sawmill Lake and merge with Scanlan Road as it goes east towards 521.
