My rental doesn't come with a fridge/washer/dryer

How long do you want to ignore this user?
I have a rental that does not come with a fridge/washer/dryer. If a tenant doesn't have those appliances, how should I proceed? Should I increase the rent by X amount (I'm thinking 50-75) and they get all three, or just eat the cost and buy them?

I think it depends on the market you're renting to. High end rental meh, they might have one or have the means to supply their own. Lower end I'd probably supply them. When I rented my first house it didn't have washer and dryer or fridge. It sucked having to buy them when I was already scrapping pennies from under the couch. So if you bought some find decent ones on Craigslist or something and add $50 to rent.

You could also provide the tenant with references to an appliance rental company. Saves you the worry of having to cover repairs on the appliances and they don't have to buy them.

Most people expect a fridge. I stopped doing washers and dryers due to the service calls and more tenants have their own. You can usually charge about $30 a month for a washer dryer but it's not worth the hassle.

Get a fridge for sure, but washer and dryer are up to the tenant. They can buy their own or you can purchase them and they can "rent" them from you. You'll have to deal with service calls on those just like any other appliance, but I can't think of any calls that we've had over the last 12 years for washer and dryers.

I would not rent something that didn't provide a fridge. I've rented plenty of times without a washer and dryer.

There are a lot of rentals out there that do not supply a fridge. If there is a fridge included, it's done so out of courtesy and landlord will not make repairs if it breaks. Same with washer and dryer.

I don't supply fridges for my rentals. One less thing for me to get a call about. I am in DFW and my rent ranges are 800-1450

I don't supply a fridge because I want to attract tenants who own their own stuff.

We are newbies & probably doing it wrong but we provide all appliances, including dishwasher & washer/dryer. We've been able to get much higher rents because of this. We buy used on craigslist or clearance at the big box in town if they go low enough. I am talking probably an extra $150-200 per month. We'll see if it's worth it as we go, but so far the tenants have been very happy & willing to pay our rates.

I have a new washer/dryer that came with the house i just bought and don't need them. They are brand new and retail for around 650/each. Ill sell em to you for 900

Don't go cheap on appliances if you are supplying them. We lived in a rental house for 2 years that had brand new, albeit very cheap, appliances.

I was ready to leave the day the striker on the gas stove stopped working. Better quality appliances and the maintenance guy would have spent a lot less time and money in my house, and I'd have stayed longer.

I'm houses in ETX I don't supply fridges. When a tenant leaves they are always disgusting. Frankly I rent lower market properties which has something to do with it. Seems it is pretty common practice around here to only provide a stove and microwave.

Another reason we supply them is that I don't want them moving those in & out. Our units have original hardwood floors & we've put down vinyl plank flooring in some of the kitchens & both of those will scratch when dragging a heavy appliance across them. I'm pretty sure that they won't be as careful as me.
