Where to live in San Antonio

Thinking about moving back to TX.

1+ acres. No HOA. Fairly new homes.. 4000sq/ft+

Just starting to look.

You're going to want to look north of Stone Oak out near Bulverde, around and north of Helotes or west on I-10 between 1604 and Boerne if you're looking for your bog standard planned neighborhood, but those will all have HOAs and HOA fees.

If you have some real money you can find no HOA fees on large lots inside Loop 1604 in Hollywood Park, Terrell Hills, Hill Country Village and maybe Castle Hills. Those are usually older homes with some newer construction sprinkled in.

Given what you're looking for you might be better building. Otherwise, it's going to take a search to find in a neighborhood with no HOA.

For ****s and giggles a quick search in a 20 mile radius of the airport for 4,000 sf on an acre or more and built after 2000 resulted in 124 current listings. (We're currently a little short on the listings around town in my opinion)

Of those 124, around 9 have no HOA fee. 9.

This place has nothing in your search criteria, but if you're looking for an interesting rural neighborhood near town, Grey Forest is pretty damn cool. Instead of a neighborhood pool they have a section of dammed up creek, great topography with cliffs and older second homes built in the early to mid 20th century out of rock - mostly.

I used to skip school to go swimming there...and drink some MD 20/20.

Look just north of Hwy 46 and 281. Some nice homes tucked in there by the river and a golf course community.

Looking at your criteria, I have found a number of options that fit that description perfectly. All depends on which side of town that you are looking at and how much you are willing to spend. Would be happy to send these over to you so you can see all the homes that are on the market. The closer to downtown San Antonio you go, the higher the price. Also they are not newer homes but many of them have been updated.

Outside of Loop 1604 you will see a lot of the newer home builds. Let me know, happy to help in your search. I grew up in San Antonio and know the area very well.

I'm "ish" near p_bubel and would recommend it to anyone. 10 minutes to everything, but looks and feels like the hill country.

I was just recommending the area near Grey Forest. Put a dot there and search in a circle of 3-4 miles.
