Hi - Me and the family are flying into College Station to look at developments and builders. Currently on the list is:

Castle Rock
Creek Meadows
Castle Gate 2

Anyone know of any other developments in the College Station are worth considering for a new construction project?

I like King Oaks. It's not technically in CS, it's a rural subdivision. Worth a look see if you're driving around, imho.

for the carters crossing and edelweiss estates, do you know who is selling the lots? I don't seem to be able to find a website.

I built and very reluctantly sold in Castle Rock (job change). IMO, the only good lots in Castle Rock are those that back up to the green space, and if I am not mistaken, they are all built out. Personally, I would not have built there if I had not been able to get a green space lot. However, if you can get a resale on one of the homes that backs up to the green space, most of them were built by a VERY good builder and have upgrades that a lot of the other homes in the subdivision don't have. If I'm not mistaken, pretty much the only lots that are left in Castle Rock are those that back up to Fitch, which is a 4-lane divided road with a speed limit of 60. There may be one or two interior lots, but they are very small.

Castlegate 2 is nice, but you will pay a premium to have a house there compared to other subdivisions. Also, be sure to ask about the pool and who will be paying for it. We've been gone for a while, but when we lived there, this was a VERY sore spot between residents in the "old" section of Castlegate and Castlegate 2.

We are very excited to move to Castle Rock. We have met more neighbors there (and haven't even moved in) than we did the 10 years my husband owned our previous home.

We also considered Castlegate II but ultimately, Castle Rock just felt right and we didn't want to wait for a home to be built.

As for Creek Meadows, we didn't consider it. I don't like the obvious separation of homes. As in, $150-$180 are here, $200s go here, etc. And I personally feel like the resale value just isn't there.

Oh, and we also considered building on Castle Rock but we refused to back up to Fitch and the other three lots we considered were nearly impossible up build on - Which is why I believe they haven't been built on.

thanks for the gouge. I noticed the same thing in Creek Meadows, the houses seem to be grouped. Since this is a retirement home I wonder if that will matter for me, but definitely something to think about.

Castle Gate 2 seems to be sold out of lots currently and they seem to sell fast there..

Yes, CG II is all sold out right now. There are some great builders putting specs up and you may be able to find a lot a builder is sitting on.

Are you determined to build? What size home are you looking for?

the wife is very picky about the floor plan since this will be our last house but we are not against looking at spec homes if the floor plans are open and can be tweaked.

So They Say - I sold my house back last April, so if you haven't moved in, yet, then you probably didn't buy mine. But, back in Nov., I heard my former neighbors were putting their house on the market...I wonder if you bought theirs.

There are a lot of retired folks in Castle Rock. Pretty much all the houses that back up to the green space are 3 years old or less. Mine was pretty much in brand-new condition when I sold it after just under 2 years. Heath Townsend built a lot of them (including mine) and he did an excellent job. I had quite a few people come look at my house specifically because they knew he built it.

The houses on the cul-de-sacs at the back of the subdivision also tend to be nicer (even if they don't directly back up to the green space).

I see lots on the castle rock website that are not up against that major road but maybe those are the ones you are talking about as being difficult to build upon

TXTransplant - we probably bought your neighbors house then. Timing is about right. Close in 8 days! Our home was also built by Townsend and was extremely well taken care of. I'm obviously very excited to move next weekend.

So They Say...Congratulations! I know exactly which house you bought! That was the house I looked at when I decided to go with Heath. Loved it, but it was already sold. He built the same floor plan for me with just a few tweaks and changes to interior finishes. I used to live at the end of the street, in the cul-de-sac. The couple that bought my house are also retired. I think you will love living there!

I still miss that shower .

I thought you were our seller because you said reluctantly. Our sellers seemed a bit sad to be leaving the house!

Thank you! It seems like we have a nice little group of neighbors back there and everyone we have met (that I didn't already know) has been absolutely wonderful!

Oooo my shower! I cannot wait to use that shower.

vaggie - there's a house with the same floorplan with a few changes that you could buy! You could be near us AND have a great shower.

So They Say - Yes, I'm sure they were. We all moved in about the same time and got to be friends with each other. Those of us who have left have not gone willingly...in both of our cases, it was because of a job change.

I was particularly attached to my house because I worked with Heath to build it. It was my "dream" home. I like the house I have now, but still have a few twinges of sadness about my Castle Rock house!

You will love the shower! And a little piece of helpful advice...the plastic brillo-looking sponges (they are yellow) work wonders on that tile! I sprayed my shower down with shower spray and squee-geed every day, but over time, a film did build up. Those plastic brillo-like sponges really get in the cracks and crevices of those tiles!

I see that house on Hollow Stone is for sale! It was completed just after mine and was sold by its original owners the late summer/early fall before I sold mine. They didn't even live there a year. I am very surprised to see it up for sale again. I don't think I ever met the new owners (ones who are selling it now).

Look in Estates at Creek Meadows...rather than just Creek Meadows. Lots of new builds going up right now in the $325k range. Great neighbors, mostly young families with young kids.

what was that house for sale in Castle Rock? does anyone know the realtor?

I am currently workign without a realtor which may be a bad idea.

Vaaggie86...since you are not local, my advice is to find realtor that you are comfortable with, if you are interested in resale (it's not as critical if you do a new build, but one can still be helpful even in that situation). I sold my house FSBO because of the costs involved (I had to sell after <2 years and would have taken a hit to pay a realtor). A good buyer's agent should help you a lot with determining comps, putting in a competitive offer, arranging inspections, etc. He/she should be willing to supervise all of the inspections/appraisals, too, so that you don't have to make multiple trips back to town once you've put in an offer. I sold FSBO, but I don't think I would buy without an agent. If a house is listed by a realtor, the seller has already agreed to pay the realtor fees anyway, so you won't really save much. My old neighbor in Castle Rock is a realtor, and I knew another one through my son's cub scout activities...I would recommend either one, if you are interested in their names.

The house for sale is 4288 Hollow Stone, 77845. I think it may be under contract, though.

I live in Woodcreek and am about to buy a 4 acre lot in Bird Pond Estates. It's two minutes from the new Scott & White Hospital. Call Matt at Blackstone Handcrafted Homes for details. He's the owner. Great guys. It's 979-696-HOME. They have a great process and have really been a resource for helping me find lots and floor plans.

thanks 313 - anything with estates scares me since this is our retirement home and the smallest amount of yard work the better for us.

I checked it out and it is pretty nice. the lots are huge.
