Artist types are already moving into the nickel. I wouldn't be surprised to see it improve quite a bit.

I can't see the Nickel taking off. One of the worst ghettos in all of Texas if not U.S.

We bought in the Spring Branch area because of the amount of young couples moving into the area. Particularly the Spring Shadows area.

I wouldn't say never re: the 5th Ward. Geographically, it's a great location. Same w/ the 3rd. Not too long ago people were writing of the Heights.

Imo, HISD is the biggest hindrance to rehabbing the "ghettos."

I'm not sure about what's "next," but Independence Heights is positioned to be rejuvenated. And there's fed $$$ available.

My guess would be Spring Branch. Can't beat the price vs location.

Spring branch has potential. Something needs to be done with all of the ghetto apartments and the schools might get a little better in the northern part of the SBISD. I think a lot of appreciation has already occured in this area though. It is not the place to get in on the ground floor.

Spring Shadows has a strong homeowners association. They keep me on my toes as we are working on phased projects for the City to replace the water lines in the area. A strong, active HOA is the key to upgrading, then maintaining the community. And not one that only complains and has their hand out, but one that self-polices the residents on maintaining their property and works as a team with the City to achieve sustainable improvements. That's why Spring Shadows will improve and the bloody nickle will remain as is or continue to decline.

My money is 288 South - opposite Hermann Park/Med Center

3rd goes before 5th, simply because of proximity to downtown, midtown, med center. But man its a ways off. I drove through 3rd last week, yikes. You can still rent a legit shotgun shack near UH campus - row after row of them...

Parts of 3rd ward are still crazy. No love for the 2nd ward or east downtown? There is already tons of townhomes around BBVA and Eastwood looks like a great neighborhood. I imagine all the that development will spill over into the crappy housing along Harrisburg. Rail opens in 2014 (although people might overstate that effect). Demographics are a little different than the 3rd or 5th as well.

you could argue that area has already been gentrified as they are getting $30+/sqft for some of that land. I agree that the area north of that near Navigation will be a good bet.

I think the Near Northside/Lindale Park is going to be the next neighborhood to start to turn. I think general eastward pressure from the Heights that is already moving through Brooke Smith will eventually jump 45. The rail line will help that as well.

If I was buying properties to hold as rentals for the next 5-10 years before renovating, scraping or just selling for the appreciating, that's definitely where I would be buying.

My vote goes to east side of downtown but north of Navigation area. New townhomes there, lots of empty sitting land including the former KBR property.
