We are fixing up a rental house we just purchased and are needing to repaint several rooms....living room, hall, a couple bedrooms, and both baths.

Should we go with plain off white walls and trim, or should we go with the more beige/tan walls and white trim? Our house is just regular white, but it seemed like it is more the trend to do the contrasting wall/trim.

What would you do?

The contrast looks nicer, but is also a taste issue. We paint our rental properties an off-white color and if they want to get fancy, its on their dime.

If you want the rent house to look ugly and really show scuff marks then by all means go white. Go beige and do semi-gloss which will allow crayon colors to be wiped off! Just because you go with a color doesn't mean it will cost you a lot of extra money...the brand/quality of paint determines how expensive so u can find a color that doesn't hit u in the wallet for much more

I do all semi gloss beige on lower end rentals and beige with white trim on nicer ones.

Unless you are going to do complete repaints between tenants, make sure it is a color that can be touched up easily. I'd prefer the beige, but will you be able to match it if needed?

Would the semi-gloss be ok for a living, hallway and a couple bedrooms? We usually use a satin finish at our duplex....maybe I should change to semi for there too.

Also, for the bathrooms, we were thinking of just doing an off white, just so it's a little easier to match bathroom accessories.

don't listen to these guys. go with your gut and paint lots of Mickey Mouses and Donald Ducks around the place. that will win tenants for sure.

I would do all one color-a beige and semi gloss. It is so easy to wipe down semi gloss walls. Keep a spare can there for the tenant. That way if they want to touch up they can and you don't have to worry about it not matching.

I'm in the same situation as the OP and am going with "Gobi Desert" (tan/beige) in eggshell and white trim.
