Maybe this guy is a scam artist. Found him recently. He's speaking to the 8 trillion dollar investment number Trump recently brought up


This guy is saying a lot of will go to industrial warehouses and the key is Trump said it could be expensed over 1 year instead of decades. He goes thru a few ways to get involved and most require not of money on hand


But he mentioned industrial REITs for.the small guy. And its important they handle the taxes a certain way. I did not follow that point exactly

Anyone got an industrial REIT ETF or stock that's investable

Or perhaps this guy is just full of it.

There are some decent REITs that specialize in warehouses, EGP, TRNO and LXP off the top of my head. One thing to look for would be where you think the warehouses would be built as their holdings tend to be kind of regional. They can also be fairly specific in warehouse type, for example COLD owns some ungodly amount of cold storage square footage.

He specifically mentioned Ohio in the video


But I would think most manufacturing is done in the south where cost of living is pretty cheap compared to the rest of the country.

Anything on-shored from China, labor cost is going to be a premium

Didn't watch the video, but work in CRE for a developer. Trump saying it can be expensed in year 1 is his reference to renewing the TCJA which will likely recast the bonus depreciation, certain assets were allowed to bonus 100% of the cost in Y1. So cost of construction, minus the land in theory could be taken as bonus depreciation in the first tax year that the asset is placed in service.

This makes the assets more valuable and is beneficial to developers and purchaser's who would benefit from the tax advantage.

His reference to the REITs doing their taxes properly is probably him trying to say if you want to take advantage of the tax advantage, make sure that you're allocated whatever minute prorata share of income/loss.

I never look at REITs from an investment perspective, we just track their performance as a benchmark.

What we do in our partnerships is outline the split between LP/GP for profits and losses and any special allocations. I think that's what he's referring to but at the REIT level.

It's not BS. It's a real thing.

The beautiful part of it if you find the right deal, is that if you can bonus 100% of cost of a project you buy that has a cash benefit (total cost of year one depreciation multiplied by your effective tax rate) that's greater than the equity check you write to buy that depreciation, that's pretty damn efficient.

You can see how that drives the price up / cap rate down which just spurs more development and investment.
