Opened my email this am - Christmas Eve - to a message saying my homeowners policy bill is ready.

It's not even due until February.

I haven't looked to see what the premium is (got a new roof this year). I don't want it to ruin my holiday.

Thats required. My guess is your policy expires in 60 days.

I figured as much. Just terrible timing. I've never gotten it on Christmas Eve before.

Make sure you roof is updated on the declarations page for their best price

I'd shop with an independent agent

Assuming a better deal exists for OP.

Also better then getting a blanket denial for renewal and having to shop a limited market w no backup in your pocket. That's FL right now.

You already let it ruin your holiday. Premium normally go down after you get a new roof btw.

Back to real life so I came back to update: premium went up to $3081 from $2683. It was $2095 the year before that. So up $1000/50% in two years.

2300 sq ft in Harris Co. My renewal date is Feb 11, so it wasn't a 60 day notice. This might be the first year I got an email renewal (rather than paper via mail), so that may have changed the timing.

I've reported the new roof to my agent, but I need to confirm the bill reflects that. I can't tell from the documents in my online account.

I am well aware of the situation in TX and FL with people being unable to even get policies. I'm fortunate that the adjuster approved my new roof, and I'm thankful that I am still insurable.

But home car and auto have been an absolute beatdown the past few years. They are the two expenses I worry the most about as I look towards the future/retirement.

I've heard worse stories of 100-200% increases, and I hold my breath every time I get a bill. This just isn't sustainable for the average home/auto owner, and shopping around doesn't solve the problem like it used to.

It didn't ruin my holiday. And I know this wasn't "about me" - it's just their system doing what it's programmed to do. But you'd think they could turn off the "auto-sends" for a few days a year. The post office only delivers snail mail during regular business operating hours - emails could be set up to do the same.

I have family in coastal MS. Their deductible is so high, a new roof is completely an OOP cost. It's essentially not even covered by the policy. They are considering dropping their policy since there is no mortgage.

I know it's worse elsewhere, but the cost increases are out of control. You literally have no idea what your bill is going to be, and the options to shop around just don't exist in a lot of places.

The current model has to change. It's bad for insurance companies (I know they are bleeding money) and consumers. Seems like the only people benefiting are roofing companies.

(That last part is a bit of an exaggeration, so no offense to hard working roofers).

I pay 3,600 for a wind deductible that's more than the cost of a roof in north Dallas. It's becoming the norm in a lot of places.

My next best option was a policy that only paid 6-7k towards a $25,000 roof, after wind deductible and depreciation, for $6k.

It pays to shop with an independent agent. I was with St. Farm for many years because my parents had that coverage. St. Farm left TX many years ago and Liberty Mutual came in and bought up all the business w/ low initial prices. They raised their price by a ton the next year, so I switched to Amica and they were GREAT! But they also raised prices. So now I have an off brand that is cheap and I had a $50K claim and they paid like a slot machine. I own 7 homes, most with different carriers, and know the deal now.
Shop , shop shop. Due diligence.

Good grief people find a reason to complain. OP, just go shopping. Tell your new agent to make sure the insurer doesn't send you a renewal that arrives on the Christmas Eve, your birthday, Easter, Yom Kippur, or any day that a bill could ruin your chi. They should know better right?

My auto insurance - with State Farm - renews this January and dropped almost 20%.

What would be causing Auto to go down?

My auto with Progressive renewed the week of Christmas - policy went down by $60....about a 5% drop. I did add a 15 year old as a "permitted driver" which I was told would not impact the policy until he's a full driver on the policy. Bracing for that impact.
