I've gone over a dozen old posts about San Francisco but can't find what I'm looking for. I understand there are lots of homeless people near the major hotels. Is there a part of San Francisco that would be recommended for a first timer? I'm willing to stay at hotels or airbnb so I'm flexible. I might end up just going with the areas with a ton of homeless people since it might be the only option. Just trying to see if there are some secret areas i should be looking at.

Are you there for touristy things or what?

I have stayed at Cavallo Point Lodge just on the North side of the Golden Gate and really enjoyed it. Sort of country in the city and across the water from the riff raff.

I didnt stay here, but I second this. The area around Sausalito is awesome. The city is really accessible from here (10 min drive). You cant go wrong here if you are wanting to get away from staying downtown. Be sure to stay bayside as seaside is often really foggy.

If you must do an airnbnb in san fran, I would look at the neighborhoods around Golden Gate park. Be careful, the area just east of Golden Gate park is a little eclectic - unless you are in to that of course. The Presidio and Pacific Heights area is also good - probably pricey though.
