What is the BEST property on the beach, no all-inclusives, appropriate for teenagers?

We stayed at Porto Playa when we visited. Nice, quiet, great for families. It's two blocks from the beach and right off 5th. It's sister resort, El Taj, is right on the beach. Looked like it would be good for teens too. We had use of their beach club and restaurant and would definitely go back.

Thanks. Been trying all week to get a deal on an oceanfront penthouse at at El Taj, but they aren't moving much on the price. Probably will pull the trigger as the kids want to scuba.

I'll second El Taj. We had over 50 for a wedding stay at El Taj. Great place, especially loved the rooftop terraces. They also have two other properties with nice rooms, not on the beach, but close.

booked the beach penthouse 336 at El Taj and the kids are pumped

more expensive than Cabo for some reason oh well the money is spent!

Restaurant and activity recommendations much appreciated

You need to take advantage of 336 terrace. Great place to grill & chill. Do some TripAdvisor searches for restaurants. Casa Del Aqua is very nice. The scuba is unmatched in Cozumel, lots of dive shops within steps of Taj. The only problem with Taj is the beach is too crowded with fishing boats to actually go swimming, so you will want to walk up the beach about 100 yards.
