Hey that looks like a great place and GLWS. I'm unfortunately not in the market but I'm real curious about that setup you have in the pics for the water trough. What's all that wood protecting? I assume the wire cage is to keep big critters from getting in the tank? Thanks in advance!

We're in a different phase of Indian Creek and have been there three years now. Have really enjoyed our time so far. Broad assortment of wildlife, WT, Fallow, Axis, Aoudad, hogs, elk. Haven't seen any on our place, but have heard others mention Sika, Blackbuck and mountain lion.

What are the rules with respect to hunting?

It is private property so basic TWPD rules apply. It is not MLD but could easily be converted. It has a Wildlife Management exemption. No limit on elk, hogs, Aoudad. Normal October (Bow) through early January Whitetail. I haven't run trail cameras much but I have seen Axis does while hunting. My dad has a property nearby and he has Sika and Axis in addition to the species i listed... so they are in the area.

Does the BFR convey?

I would toss in the BFR if an Aggie purchased the property haha. It is a 454 casull .... although 45 colt +P kills the snot out of stuff and is plenty for down here.

Matt, FYI, I'm not a full member of texags so no ability to PM (and I'm open to take my questions here offline though). Would be good to know your experiences hunting the property. Do you hunt year round? What do you typically see during and outside deer season while hunting? You already mentioned that axis is occasionally and perhaps you have not seen sika ... but for the species mentioned in the OP, how much are you seeing while hunting?

Shane,

Out here i cant emphasize how important a good water system is for holding animals on or near the property. I spent a lot of energy (and money) putting together a gravity fed system with over 2200 gal that distributes water to 3 troughs, 2 of which are on the back 1/2 of the property. We have no fences except for a low fence on the back. 1 neighbor is 100 acres, the other two are 275 and 6000+. My camp entrance is a mile from the back low fence and the neighbors don't have any blinds, feeders, or structures anywhere close. Because of this and the terrain, the property feels and hunts like it is 2x the size that it is. The animals are not pressured by anyone other than whoever is hunting my property. The Elk & Aoudad dominate the back 1/2 of the property while the whitetail dominate the front 1/2, pigs show up across all 4 feeders. This is mainly due to the feeding hierarchy. In our series of canyons, we estimate a population of 75+ elk and more than 250 throughout the other parts of the Indian Creek Ranch. Last September i pulled a young bull down from the top with a bugle call during the Elk rut.

I like to bowhunt and revolver hunt. While driving is just fine, my preferred method is to park at the entrance to the property and walk in to whichever feeder i plan to hunt. With the terrain, this method may not be for everyone but the rewards are worth the effort (i have found). The 4 feeders i have are setup intentionally in areas where i can hunt at least 2 or 3 from any wind direction. By walking in and being mindful of the wind, i dont think i have ever had a hunt where i didn't see multiple species of animals. Because my dad has a property about 200 yards down the road, I've never needed to hunt it hard. Last year i took 5 animals on 6 hunts over 2 weekends (mostly pigs). I have been working to improve the Buck quality and have so far not shot a buck on the property. This is an area where a 130" 5.5yr deer is a pretty nice deer. My dad has had his property longer and killed bigger than that so they are there for a better hunter than myself. There are at least a couple bucks that i have been watching over the last couple seasons that should be in the 10 point, 4.5-5.5yr 120-130" range so the quality is improving. Indian Creek is a wildlife management area so we have TPWD biologists run a census and make harvest recommendations for us to keep the population balanced. 2 of the 4 feeders have a protein feeder, all are fed year-round, and all of the feeders are currently outside of hog panel. I do have 5 hog-panel pens throughout the property for these feeders, and i would recommend moving a couple of them into those pens if whitetail is your primary species. I was prepping for a handgun safari in Africa last season so my goal was to practice on hogs which is why i pulled them out of the pens. There are some hogs on the property including at least 3 boars in the 200#+ range, i had an opportunity on one last season and it was the only time i didn't convert. I would recommend taking one of the 5 hog-panel pens and turning it into a large hog trap. There is one that is basically setup that way already. Water, RV hook-up, electric, and fiber internet at the entrance. If you didnt want to stay in Rocksprings 25 min away, a buyer would need to build out the camp a bit more. I recommend a UTV because of the steep rocky terrain (there is a polaris dealership in Rocksprings). I have hunted from brush blinds and short tripods only, so rifle hunters would need to buy some blinds.

The hunter who will most enjoy this property is someone who has a sense for adventure and isnt afraid to get off the beaten path. It provides good opportunities for all hunters, and phenomenal opportunities for serious hunters. Hope this is helpful.

Thanks
Matt

Also of note, we also have fiber internet throughout most of Indian Creek, but Matt please confirm for your phase.

It's a rugged beauty out there, and love that all you hear is the wind, wildlife, and occasional airplane, very peaceful.

Also second a UTV due to the terrain.

Yessir. It works great for rifles. 100-300yard shots can be easily setup.
